Prepare the tenancy paperwork

Once you’ve shown the tenant around the property and both wish to proceed, we'll secure a holding deposit, take up references on 2 tenants, create a digital tenancy agreement, register a 5 week tenancy deposit and take care of the legal paperwork.

Complete Rent Protection

We will pay your rent every month, even if your tenant doesn't pay - up to £2,500 per month for a maximum of six months. We'll also include landlord home emergency cover with unlimited call-outs. Any repairs under £500 will be covered.

Yes, all of our letting plans have a minimum service agreement term of 12 months from the start date of the tenancy agreement. If the tenancy is shorter than 12 months, an early termination charge would apply as outlined in our Terms of Business.
The £99 service charge, which includes all the Complete plan benefits, are spread over 12 months and deducted from the rent. It only becomes payable once we've started to collect your rent.
We'll transfer your rent to you within five business days of the rent due date. Whilst your tenant remains in the property, your rent will be assured and paid by us regardless of whether your tenant pays.
No, the Complete Rent Protection benefit is a conditional guarantee between LettingaProperty.com and you as per the obligations of our Complete Plan Terms of Business. We will settle any rent payments due to you according to these agreed terms. 
Our complete plan includes a landlord home emergency cover which can be used when an emergency arises such as boiler breakdown, electrical failure, plumbing leaks etc. Cover is in place for up to £500 per tradesperson call-out with zero excess to pay. For general maintenance issues, we recommend that you get 3 quotes from professional tradespeople on Bark.com.
Before your tenancy ends, our team will be in touch with you to find out whether you would like to renew with your existing tenants. If you would like to do this, we will talk to your current tenants and organise the complimentary renewal of your tenancy and plan. If you would like to find new tenants, we will issue notice to have your property returned to you. As a benefit of your complete plan, we include a complimentary relisting on our partner websites - Rightmove, Zoopla and PrimeLocation.
Yes, this service is complimentary and involves us having to liaise with all parties including the Deposit Protection Service during disputes. For all other plans the cost of this service is £99 inc vat.
