Why landlords reference tenants

Is it a legal requirement?

Tenant referencing itself is not required by law, but it is one of the most important steps in protecting yourself from rent arrears and problem tenancies. Separately, in England you must carry out a Right to Rent check before letting, under the Immigration Act 2014. This does not currently apply in Scotland or Wales. Our referencing includes the right to rent check where it is required.

What referencing checks

A comprehensive reference looks at the applicant's credit history for adverse records such as CCJs or bankruptcies, confirms their income and employment, checks they can afford the rent, and seeks a reference from their current or previous landlord. You get a clear recommendation on whether to proceed.

Why it matters
