If you require comprehensive referencing at this stage, for £49 per tenant (payable by the landlord) we will do in-depth reference checks including a 6 year credit check, income and affordability check plus a previous landlord reference.

If you prefer, for £249 inc vat we'll include references for up to 2 tenants, draft a professional tenancy agreement (AST), secure the deposit, collect your first month's rent and issue legal certificates to both parties.

Gas Safety Certificate (CP12)
If the property has gas this is a legal requirement
A Gas Safety Certificate (also known as a CP12) is a legal requirement when renting out a property which has a gas supply to an appliance or the heating system is fired by gas. Gas safety certificates and inspections must be carried out by competent gas engineers that are GasSafe registered.
The Gas Safety Certificate is to be renewed every 12 months. The renewal must also be carried out by a GasSafe registeerd engineer following a visit to the property.
You can buy a Gas Safety Certificate from us and we will arrange for our local GasSafe registered engineer to visit the property at a convienient time with your or your tenant and conduct a safety check check. This usually takes around 1 hour. Once the certificate has been typed up, we will send you a PDF copy which is valid for 12 months.
A landlord must provide each tenant with a copy of the gas safety certificate when they check in.

Employment, landlord reference and credit check.
Our referencing includes an employment reference, a 6 year credit check, a previous landlord reference and a bank check. Landlords are also encouraged to obtain proof of identity from the tenant such as a passport and utility bill dated within the last 3 months.
What checks are included?
- Income Validation - Assess the likelihood that the salary matches the type of employment.
- Affordability Calculation - Salary should be in the region of 30 times the monthly rent.
- Voters Roll check - Checked for all addresses within the last 6 years.
- Public information check - for CCJs, Bankruptcy and voluntary arrangements.
- Fraud Potential - The tenant will be issued a fraud potential score.
- Confirmation of declared income - Income will be validated by employer or accountant.
- Previous landlord - Determine payment issues or if any dilapidation has been recorded.

How do I receive enquires from tenants?
Tenants can book appointments to view your property either by calling our office on 0333 577 8888 - 7 days per week or by arranging a viewing online 24/7. Once a tenant has registered their interest in viewing your property we will automatically send you a text message and email alert.
Who shows the tenant around the property?
We are able to service your letting requirements at such great value because we feel landlords can carry out their own viewings to save thousands of £’s a year in letting fees. We do offer a viewing service to help those more central locations so speak to our team to get a quote.
I only want to advertise my property online, can you help?
Yes we can. You can purchase the Find a Tenant package for £149 inc vat which includes advertising your property on Rightmove, Zoopla, PrimeLocation and Gumtree. Once you have found a tenant and you don't wish to continue with our legal services, you do not need to do anything with us - our job is done!
What is included in our tenant referencing?
We assess 4 key areas namely; financial stability; affordability; previous landlord reference and an employers reference. We will ensure that each tenant is thoroughly background checked before advising to proceed with a tenancy.
How will the tenancy agreement be signed?
We create bespoke tenancy agreements depending on whether the property is located in England, Wales or Scotland. Once you've approved the tenancy, we will issue the agreement to all parties for digital signatures. Once all parties have signed the agreement, each will receive an encrypted copy for their records.
What happens with the deposit and first months rent?
Once the referencing has been completed and you are satisfied to proceed, we will request the first months rent and deposit from the prospective tenant. The deposit funds will be registered within 3 working days with the Deposit Protection Scheme. The first month's rent will be transferred to your nominated bank account.
