"I founded LettingaProperty.com in 2008 because landlords deserved a better option — one built around transparency, not hidden fees or opaque processes. Seventeen years on, that hasn't changed. What has changed is the regulatory landscape. The Renters' Rights Act 2025 is the most significant shift in private renting in a generation, and we've built Vivo to make sure our landlords are ready for it — not scrambling to catch up."
Turning an Idea Into a Mission
Jonathan and Matthew Daines founded the company with a straightforward idea: connect landlords and tenants directly, without the cost and friction of a high street agent. After a year of development, our first platform launched — and a different kind of letting agent was born.
We opened our first office in Henley-in-Arden, giving the business a home and a team behind it. That same year we launched online rent collection — making it simpler and faster for landlords to get paid and for tenants to keep track.
One of our own portfolio landlords became our first external investor — impressed by the platform's potential and the team building it. It was early validation that what we were doing was worth backing.
Version 2 launched after a year of development — faster, more capable, and built directly around feedback from our landlords and tenants. A meaningful step forward in how we delivered the service.
The team took on the Yorkshire Three Peaks Challenge to raise funds for Help for Heroes — a moment that said as much about who we are as what we do.
Ten years in, and the business was growing. Kevin Neary, founder of GameStop Ireland, joined as Board Advisor — later becoming Chairman and shareholder — bringing fresh strategic perspective at an important stage.
We began building our automated rent collection system, with a clear goal: take the friction out of getting paid. The team also tackled the Welsh Three Peaks, raising funds for the Marine Conservation Society.
Version 3 launched following two years of research and development, alongside a refreshed brand identity. A modernised platform, a clearer proposition, and a better experience for everyone using it.
Mercia Ventures came on board as our first institutional investor, fuelling the next phase of growth. Version 4 followed — bringing Open Banking, fully digital tenancy agreements, and a faster referencing process to the platform.
We launched Vivo — our most complete platform to date. With over 1,500 managed properties, 40,000 registered landlords, and an average time-to-let of just 8 days, Vivo brings together everything landlords and tenants need in one place. Built for how renting works today.
The Renters' Rights Act 2025 comes into force on 1 May 2026 — the most significant change to the private rented sector in a generation. Vivo is fully prepared: RRA-compliant tenancy agreements, mandatory Written Statement generation, and Section 8 notice support built in. Our landlords don't need to scramble. We already have.
