Prepare the tenancy paperwork
Once you’ve shown the tenant around the property, for a one-off payment of £249 inc vat we'll secure a holding deposit, take up references on 2 tenants, create a digital tenancy agreement, register a 6 week tenancy deposit and take care of the legal paperwork.
Before the tenant moves in, we will arrange a rent guarantee insurance policy to protect you up to £2,500 per month. If the tenant is late, unlike Rent on Time, it may take up to 12 weeks to receive rent during a claim.

Energy Performance Certificate (EPC)
A valid EPC is a legal requirement to rent a property
Having an Energy Performance Certificate or EPC displayed on all properties for sale or to rent was made a legal requirement as from the 1st October 2008. Landlords caught without following these regulations may be faced with a financial penalty.
As from the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to meet a minimum energy performance rating
You can buy an EPC from us and we will arrange for our local energy assessor to visit the property at a convienient time with your or your tenant and conduct an energy assessment of the property. This usually takes around 45 minutes to 1 hour. Once the report has been typed up, we will send you a PDF copy of your new EPC which is valid for 10 years.
Rightmove Premium Listing
Makes your advert really stand out on Rightmove
To generate as many tenant enquiries as possible we recommend enhancing your standard listing to a Premium listing on Rightmove.
Your property will have a larger photo or a selection of photos and a coloured border which stands out and is guaranteed to attract more interest and enquiries.
The Rightmove RRP price for a Premium Listing is £250 however, you can order one now for just £99 inc vat.
Property Inventory Service
An official record of inventory and condition.
A Rental Property Inventory and Schedule of Condition report is one of the most important tenancy documents provided within our landlord inventory service. Without one, a landlord will rarely be able to make a successful claim for damages.
In unfortunate circumstances where a landlord wishes to make a claim on the tenant's deposit for damage, the Deposit Service will require proof of a signed Inventory and Schedule of Condition. In the absence of one, it is almost impossible to prove liability for damage that may have been caused by the tenant during their time in the property.
Through our national network of inventory clerks, all of whom are accredited by the Association of Independent Inventory Clerks (AIIC) we are able to provide a professional and cost effective landlord inventory service.
How Much Rent Could I Earn?
How long does it take to receive my rent?
We generally have the rent payment transferred to our landlords within 3 working days at the very latest. Usually, our finance team have transferred the payment within 24 hours of collecting it from the tenant less our service fee which can be calculated at the top of this page.
Who shows the tenant around the property?
We are able to service your letting requirements at such great value because we feel landlords can carry out their own viewings to save thousands of £’s a year in letting fees. We do offer a viewing service to help those more central locations so speak to our team to get a quote.
Who deals with property maintenance?
The landlord is responsible to arrange any general repairs and maintenance on the property. For general maintenance, we work closely with RatedPeople who provide a tradesman search and comparison service at competitive prices.
How long does it take to evict a tenant?
Government statistics indicate it can take up to 41 weeks on average in some parts of the country before a bailiff is able to evict a tenant. We know that as long as your rent is covered by us or our insurer we will want to expedite the process to ensure your property is back in your hands as soon as possible.
Do I receive rent if the property is vacant?
No, there are companies that will take your property and sublet it at a profit where you will have no control of who will be living in your property. We believe you can have the best of both with our support to limit if not eradicate any void periods and in the long term make more money from your investment.
Is Guaranteed Rent an insurance product?
Our Guaranteed Rent plan includes a Rent Guarantee insurance policy that has been arranged by Alan Boswell Insurance Brokers Limited, is administered by Motorplus Limited t/a Coplus and is underwritten by UK General Insurance Limited on behalf of Great Lakes Insurance SE.
