In this article, we&#8217;ve included some recent questions and shared our landlord advice to help you &#8211; and anyone else &#8211; looking for answers.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2>End of tenancy cleaning<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:quote --><\/p>\n<blockquote class=\"wp-block-quote\">\n<p>Q: If a tenant leaves the property in a different condition to what it was originally, can a landlord ask for money from the deposit to cover the cleaning and what is the best way to obtain a quote?<\/p>\n<p><cite>Terence, UK Landlord<\/cite><\/p>\n<\/blockquote>\n<p><!-- \/wp:quote --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Tenants are expected to return the rental property back to the landlord in the condition it was initially let.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>So, if the property is in a worse state of cleanliness than it was at the time of move in, aside from general &#8216;wear and tear\u2019, the landlord may be able to deduct cleaning costs from the tenant\u2019s deposit.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>This being said, landlords cannot charge tenants for end of tenancy cleaning outright. Under the Tenant Fees Act 2019, landlords cannot request that tenants organise and pay for <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/end-of-tenancy-cleaning\/#tenant-charge-end-of-tenancy-cleaning\" target=\"_blank\" rel=\"noreferrer noopener\">professional cleaning<\/a> at the end of a tenancy.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Before the act came into force, landlords were able to include a clause in their tenancy agreement asking for a professional clean prior to move-out, however, this is no longer permitted.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph {\"className\":\"cta\"} --><\/p>\n<p class=\"cta\">Get quotes from local cleaners in your area with\u00a0<a href=\"https:\/\/www.bark.com\/en\/gb\/in\/end-of-tenancy-cleaning\/?popup=false&amp;a_aid=5f5f5ac3d6bd4&amp;a_bid=f049858f&amp;chan=blog\">Bark<\/a>.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p><a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/what-is-a-tenancy-deposit\/\">Deposit disputes<\/a> regarding cleaning or damage can be easily resolved if an <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">Inventory<\/a> and <a href=\"https:\/\/www.lettingaproperty.com\/check-out-inspection\" target=\"_blank\" rel=\"noreferrer noopener\">Check-Out Inspection<\/a> are carried out. Recording the condition of your property before and after the tenant moves in will clearly show any damage or deterioration. Without these documents, tenant damages can be extremely difficult to prove.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2>Landlord advice: EICRs and gas safety<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:quote --><\/p>\n<blockquote class=\"wp-block-quote\">\n<p>Q: If I buy a house from a landlord and they already got an EICR and gas certificate, do I need new ones or not?<\/p>\n<p><cite>Saime, UK Landlord<\/cite><\/p>\n<\/blockquote>\n<p><!-- \/wp:quote --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p><a href=\"https:\/\/www.lettingaproperty.com\/electrical-installation-condition-report\" target=\"_blank\" rel=\"noreferrer noopener\">Electrical Installation Condition Reports (EICRs)<\/a> and <a href=\"https:\/\/www.lettingaproperty.com\/gas-safety-certificate\" target=\"_blank\" rel=\"noreferrer noopener\">Gas Safety Certificates<\/a> are for the property. EICRs are valid for five years and you do not need a new one until this expires &#8211; unless the engineer recommends your electrics be inspected sooner.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Gas Safety Certificates are valid for 12 months and must be renewed every year.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Landlords cannot let their property without a valid EICR, gas safety certificate or EPC. It has been let since November 2019. This includes:<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:list --><\/p>\n<ul>\n<li>Light switches and plug sockets<\/li>\n<li>Kitchen and bathroom fittings<\/li>\n<li>Light fittings and shades<\/li>\n<li>Curtains and windows<\/li>\n<li>Carpets and floors<\/li>\n<li>Walls and doors<\/li>\n<li>Garden furniture, fencing and ornaments<\/li>\n<\/ul>\n<p><!-- \/wp:list --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Every last detail should be recorded and both you and the tenant should sign to say you agree on the final inventory. We would also recommend making a note of the utility meter readings and their locations.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>The idea behind an <a href=\"http:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">inventory<\/a> is to protect both the landlord and the tenant and prevent possible disputes when the tenancy comes to an end.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>An inventory is extremely beneficial should any damage-related deposit disputes arise. If your tenant leaves your property in a bad way and you want to claim the costs from their deposit, the inventory (along with <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/mid-term-inspection-landlords\/\" target=\"_blank\" rel=\"noreferrer noopener\">mid-term or check-out reports<\/a>) will support your case.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:heading --><\/p>\n<h2>Guarantors<\/h2>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:quote --><\/p>\n<blockquote class=\"wp-block-quote\">\n<p>Q: My letting agent has told me that I need a guarantor to rent a property I would like. Please could someone tell me what a guarantor is?<\/p>\n<p><cite>Emma, UK Tenant<\/cite><\/p>\n<\/blockquote>\n<p><!-- \/wp:quote --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>A guarantor or &#8220;<a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/rent-guarantor\/\" target=\"_blank\" rel=\"noreferrer noopener\">rent guarantor<\/a>&#8221; is someone who will pay the rent on your behalf if you are unable to pay it.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>This can be anyone &#8211; perhaps a friend or relative &#8211; who lives in the UK. They don&#8217;t need to be a home-owner, but they do need to give their consent before you put them forward as your guarantor.<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Whether you need a guarantor or not is usually determined during the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-reference-checks-why-theyre-important\/\">tenant referencing process<\/a>. This involves a 6-year credit check, an employment and income check and a reference from your previous landlord.<\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>To meet the income requirements to pass referencing, tenants must earn 30 times the monthly rent amount. For example, if the rent is \u00a31,000 a month, the tenants must have a combined income of \u00a330,000 (30 x \u00a31,000 = \u00a330,000).<\/p>\n<p><!-- \/wp:paragraph --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Of course, some tenants will be unable to meet this requirement, but instead of being declined they will have the option to put down a guarantor.
