{"id":9250,"date":"2020-08-14T11:38:45","date_gmt":"2020-08-14T10:38:45","guid":{"rendered":"https:\/\/www.lettingaproperty.com\/landlord\/blog\/?p=9250"},"modified":"2020-08-14T11:38:45","modified_gmt":"2020-08-14T10:38:45","slug":"online-lettings-and-the-high-street","status":"publish","type":"post","link":"https:\/\/www.lettingaproperty.com\/landlord\/blog\/online-lettings-and-the-high-street\/","title":{"rendered":"Online lettings as told by a former owner of a high-street agent"},"content":{"rendered":"\n<p><em>LettingaProperty.com&#8217;s General Manager Jane Hill joins us this week to discuss how <\/em>&#8211;<em> after over 20 years as a high-street stickler &#8211; she found herself venturing into the world of online lettings.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Letting like it\u2019s 1999&nbsp;<\/strong><\/h2>\n\n\n\n<p>When I began my career in the property industry, we took outside shots on an old Nikon, extracted the film reel, and sent it off to Quickipics for processing. Approximately, five days later (if you were lucky) a dozen slightly blurry snaps would come back, out came the Pritt Stick and the pictures were attached to the hand-typed paper details and slipped in the window display. The&nbsp;<em>good ol\u2019 days<\/em>&nbsp;&#8211; or so I thought.<\/p>\n\n\n\n<p>After a few years in a corporate agency, my partner and I decided to\nstart our own lettings company.&nbsp;&nbsp;<\/p>\n\n\n\n<p>I must admit, this decision may have been influenced by several large\ngins. But once the seed was planted, it kept growing until we bit the bullet\nand opened our doors in June 1999.&nbsp;<\/p>\n\n\n\n<p>It was hard. And terrifying. But after a considerable amount of hard work and dedication, we grew to be one of the largest letting agents in South Warwickshire. After 16 years of terrific business with a fantastic team of 25 \u2013 a corporate agent took an interest in us and ended up buying us out. The feeling of achievement was immense, to say the least.<\/p>\n\n\n\n<p class=\"cta\">Read more: <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/online-letting-agents\/\" target=\"_blank\" rel=\"noreferrer noopener\">Online Letting Agents \u2013 What Are They And Should I Use One To Let Out My Property?<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>New kid on the block<\/strong><\/h2>\n\n\n\n<p>When the prop-tech revolution began around 15 years ago, I &#8211; like many of the high-street sticklers \u2013 did not take them seriously.<\/p>\n\n\n\n<p>I laughed at the thought of these \u2018all the gear and no idea\u2019 cowboys being anything more than merely a flash in the pan.&nbsp;<\/p>\n\n\n\n<p>For us on the high-street, traditional methods were still thriving. Landlords were&nbsp;<em>very<\/em>&nbsp;happy to stick with what they were used to \u2013 perhaps even more so than the agents.&nbsp;<em>\u201cHow can you possibly let my property without advertising it in the paper?\u201d<\/em>&nbsp;they would cry. Or,&nbsp;<em>\u201cIf you\u2019re not in&nbsp;<\/em>The Courier<em>, I will give my property to someone else!\u201d<\/em>&nbsp;<\/p>\n\n\n\n<p>Of course, we conceded to our landlord\u2019s demands and continued to spend\nthousands over the years on newspaper property advertising, despite knowing\nthat it was \u2013 quite literally \u2013 tomorrow\u2019s fish and chip paper.&nbsp;<\/p>\n\n\n\n<p>Even with the reluctance of our landlords, this old hand could see the advantages of the birth of property portals like <a href=\"https:\/\/www.lettingaproperty.com\/find-a-tenant\">Rightmove and Zoopla<\/a>. Reaching millions of prospective tenants, lower costs and easy-to-read information at your fingertips: the benefits were obvious \u2013 but even then, I\u2019m not sure I was totally convinced. <\/p>\n\n\n\n<p class=\"cta\">Read more: <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/why-high-street-agents-dislike-online-lettings\/\">Why High-Street Agents Dislike Online Lettings<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>An unlikely turn of events<\/strong><\/h2>\n\n\n\n<p>Fast forward to 2020 and four years after selling up, I was eager to get\nback to the workplace. With a new vigour and readiness for a challenge, the\nhunt for a suitable position for a woman of a certain age with ample experience\nwas well and truly on.<\/p>\n\n\n\n<p>After sixteen years of co-owning a successful high street agency and\ntrying &#8211; with varying degrees of success &#8211; to keep up with technology, it came\nas a total shock that I ended up as General Manager of a Prop Tech\ncompany.&nbsp;<\/p>\n\n\n\n<p>Was I a bit scared? Yes. Did my old high-street colleagues think I was a\nlittle mad? Also yes.<\/p>\n\n\n\n<p>Naturally, it was hard to shake my cynicism towards online lettings.\nEven after we\u2019d sold up in 2016, I continued to favour traditional agents over\ntheir tech-based counterparts. I thought, there\u2019s no way an online agency could\nprovide the same quality of service offered by the high street.<\/p>\n\n\n\n<p>It didn\u2019t take long for me to find out just how wrong I was. My view of the digital model had been completely warped by age-old competition and a ferocious need to protect high-street territory.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Old dog, new-ish tricks<\/h2>\n\n\n\n<p>Online lettings is&nbsp;<em>not<\/em>&nbsp;the joke I thought it was &#8211; by any means. I soon realised that it&nbsp;was possible to give landlords everything they need to let their property online for a lower cost, but without cutting any corners.<\/p>\n\n\n\n<p>Not only that, but I found that everything I valued in my own company &#8211; <a href=\"https:\/\/www.google.com\/search?q=letting+a+property&amp;rlz=1C1CHBF_en-GBGB758GB758&amp;oq=letting+a&amp;aqs=chrome.0.69i59j69i60l3j69i65j69i57.1392j0j4&amp;sourceid=chrome&amp;ie=UTF-8#lrd=0x4870c6253281ff53:0xbad3ab1d7af94027,1,,,\">exceptional customer service<\/a>, forward-thinking management and genuine passion \u2013 were top priorities here too.<\/p>\n\n\n\n<p>If someone had told me a year ago that I&#8217;d be working for an online letting agent &#8211; I would have probably laughed in their face. Now, I&#8217;m over 6 months into my role and have a totally different perspective.&nbsp;<\/p>\n\n\n\n<p>Do I think that &#8216;traditional&#8217; lettings is dead? Absolutely not. However,\nI&nbsp;<em>do&nbsp;<\/em>think it&#8217;s time for the high-street to take their online\nopposition seriously.&nbsp;<\/p>\n\n\n\n<p>Do I think that online lettings will take over the world?
