<strong style=\"user-select: auto;\">mortgage payment holidays?<\/strong><\/h2>\n\n\n\n<p>Back in March, the government announced that a&nbsp;<strong>3-month mortgage payment holiday would extend to Buy to Let mortgages<\/strong>&nbsp;to help landlords cope with the challenges of COVID-19.<\/p>\n\n\n\n<p>This announcement formed part of&nbsp;<a target=\"_blank\" href=\"https:\/\/www.gov.uk\/government\/news\/complete-ban-on-evictions-and-additional-protection-for-renters\" rel=\"noreferrer noopener\">a series of measures<\/a>&nbsp;brought forward by the Ministry of Housing, Communities and Local Government to support landlords and tenants across the UK.<\/p>\n\n\n\n<p>Full details available here:&nbsp;<a target=\"_blank\" for Renters<\/a>.<\/p>\n\n\n\n<p>A mortgage payment holiday will allow those financially affected by COVID-19 to temporarily defer or reduce their mortgage payments. It should be understood that a 'holiday' does&nbsp;<strong>not&nbsp;<\/strong>mean mortgage payments are waived; they will still have to be paid at some point \u2013 and most likely with interest (depending on the mortgage lender).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-mortgage-holiday-landlords\"><strong style=\"user-select: auto;\">What landlords should know <\/strong>about applying for a mortgage payment holiday<\/h2>\n\n\n\n<p>If you wish to apply for a mortgage payment holiday on your&nbsp;<em>rental<\/em>&nbsp;property, you must:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Be up to date with your mortgage payments<\/li><li>Be able to prove that your tenant has been affected by COVID-19 (such as being off work ill with the Coronavirus or losing their job)<\/li><\/ul>\n\n\n\n<p>To apply for a mortgage holiday, you should&nbsp;<strong style=\"user-select: auto;\">contact your mortgage lender directly<\/strong>&nbsp;for further details and clarification.<\/p>\n\n\n\n<p>Here are some of the bigger high street banks offerings mortgage payment holidays:<\/p>\n\n\n\n<p><strong style=\"user-select: auto;\">HSBC<\/strong> - <a style=\"user-select: auto;\" href=\"https:\/\/www.hsbc.co.uk\/guides\/borrowing\/what-is-a-payment-holiday\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Apply online here (opens in a new tab)\">Apply online here<\/a><br>\n<strong>Halifax<\/strong> - <a href=\"https:\/\/www.halifax.co.uk\/mortgages\/existing-customers\/payment-holidays\/\" target=\"_blank\" rel=\"noopener noreferrer\">Apply online here<\/a><br>\n<strong>Barclays<\/strong> - <a href=\"https:\/\/www.barclays.co.uk\/coronavirus\/mortgages\/\" target=\"_blank\" rel=\"noopener noreferrer\">Apply online here<\/a><br>\n<strong>Nationwide<\/strong> - <a href=\"https:\/\/www.nationwide.co.uk\/support\/support-articles\/manage-your-account\/mortgage-payment-holiday\/mortgage-payment-holiday-overview\" target=\"_blank\" rel=\"noopener noreferrer\">Apply online here<\/a><br>\n<strong>Santander<\/strong> - <a href=\"https:\/\/www.santander.co.uk\/personal\/support\/loans-and-mortgages\/coronavirus-faq\" target=\"_blank\" rel=\"noopener noreferrer\">Apply online here<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-mortgage-holiday-tenants\"><strong style=\"user-select: auto;\">What tenants should know<\/strong> about mortgage payment holidays<\/h2>\n\n\n\n<p>If your landlord applies for a mortgage payment holiday, it's important to remember that this <strong>does not&nbsp;automatically&nbsp;mean you don't have to pay your rent<\/strong>.<\/p>\n\n\n\n<p>Your landlord will be required to pay their mortgage \u2013 regardless of whether their payments are deferred.&nbsp;<\/p>\n\n\n\n<p>The mortgage holiday aims to minimise unnecessary pressure on tenants regarding their rent and ease the financial strain for everyone as much as possible.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-rent-holiday\">Can tenants apply for <strong style=\"user-select: auto;\">rent payment \u2018holidays\u2019 <\/strong><\/h2>\n\n\n\n<p>The government&nbsp;<strong>have not&nbsp;<\/strong>announced that they will be granting any form of 'rent holiday' that would allow tenants not to pay their rent.<\/p>\n\n\n\n<p>The government have provided&nbsp;<a rel=\"noreferrer noopener\" target=\"_blank\" href=\"https:\/\/www.gov.uk\/guidance\/government-support-available-for-landlords-and-renters-reflecting-the-current-coronavirus-covid-19-outbreak\">further clarification<\/a>&nbsp;on this:<\/p>\n\n\n\n<p><em>Tenants should continue to pay rent and abide by all other terms of their tenancy agreement to the best of their ability. The government has a strong package of financial support available to tenants, and where they can pay the rent as normal, they should do. Tenants who are unable to do so should speak to their landlord at the earliest opportunity. <\/em><\/p>\n\n\n\n<p><em>In many if not most cases, the COVID-19 outbreak will not affect tenants\u2019 ability to pay rent. If your ability to pay will be affected, it\u2019s important to have an early conversation with your landlord. This could be losing your job altogether, having no work during this time or being unable to work because you have fallen ill with the coronavirus.<\/p>\n\n\n\n<p>If you are concerned about being able to pay your rent, we firstly advise that you take a look at the support offered by the government. To find out what support is available to you, please visit <a href=\"https:\/\/www.gov.uk\/find-coronavirus-support\" target=\"_blank\" rel=\"noreferrer noopener\">GOV.UK<\/a>.<\/p>\n\n\n\n<p class=\"cta\"> The Welsh government have issued guidance for landlords and tenants in the PRS: <a href=\"https:\/\/gov.wales\/housing-coronavirus\">read it here<\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-financial-support-businesses\">Support for workers<\/h2>\n\n\n\n<p>The government have announced a national Job Support Scheme available from 1st November 2020.<\/p>\n\n\n\n<p>As the furlough scheme winds down, this new scheme aims to support workers in lower demand jobs contributing to the wages of employees.<\/p>\n\n\n\n<p>More information is available here:&nbsp;<a href=\"https:\/\/www.gov.uk\/government\/publications\/job-support-scheme\" target=\"_blank\" rel=\"noreferrer noopener\">GOV.UK Job Support Scheme<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Self-employed support<\/strong><\/h2>\n\n\n\n<p>The Self Employment Income Support Scheme Grant (SEISS) has also been extended through to next year.&nbsp;<\/p>\n\n\n\n<p>Those who are self-employed and have been affected by coronavirus, may be eligible for a lump-sum grant for the period of November to January 2021. More information is available here:&nbsp;<a href=\"https:\/\/www.gov.uk\/government\/publications\/self-employment-income-support-scheme-grant-extension\" target=\"_blank\" rel=\"noreferrer noopener\">GOV.UK Self-Employment Income Support Scheme<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-financial-support-uc\">Universal Credit, Housing Allowance and Benefits<\/h2>\n\n\n\n<p>Changes to the rules of&nbsp;<a rel=\"noreferrer noopener\" target=\"_blank\" href=\"https:\/\/www.understandinguniversalcredit.gov.uk\/coronavirus\/\">Universal Credit allowances and applications<\/a>&nbsp;to help current and new claimants have been introduced, as well as self-employed workers.<\/p>\n\n\n\n<p>From April 2020,&nbsp;<a target=\"_blank\" href=\"https:\/\/www.understandinguniversalcredit.gov.uk\/coronavirus\/\" rel=\"noreferrer noopener\">Local Housing Allowance<\/a>&nbsp;rates has increased to the 30th percentile of market rents. This applies to all private renters who are new or existing Universal Credit housing element claimants, and to existing&nbsp;<a target=\"_blank\" href=\"https:\/\/www.understandinguniversalcredit.gov.uk\/coronavirus\/\" rel=\"noreferrer noopener\">Housing Benefit<\/a>&nbsp;claimants.<\/p>\n\n\n\n<p>Citizens Advice provide&nbsp;<a href=\"https:\/\/www.citizensadvice.org.uk\/benefits\/coronavirus-check-what-benefits-you-can-get\/\">helpful guidance on this topic<\/a> and you can check your Universal Credit eligibility&nbsp;<a href=\"https:\/\/www.understandinguniversalcredit.gov.uk\/employment-and-benefits-support\/\">here<\/a>.<\/p>\n\n\n\n<p>Full information on Universal Credit, Local Housing Allowance and Housing Benefit are here:&nbsp;<a target=\"_blank\" href=\"https:\/\/www.understandinguniversalcredit.gov.uk\/coronavirus\/\" rel=\"noreferrer noopener\">GOV.UK Coronavirus and Claiming Benefits<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-support-self-employed\">Support for self-employed<\/h2>\n\n\n\n<p>A&nbsp;<a target=\"_blank\" href=\"https:\/\/www.gov.uk\/guidance\/claim-a-grant-through-the-coronavirus-covid-19-self-employment-income-support-scheme\" rel=\"noreferrer noopener\">Self-Employment Income Support Scheme (SEISS)<\/a>&nbsp;has been introduced (April 26th 2020) to support self-employed people (including members of partnerships) who have lost income due to Coronavirus (COVID-19).<\/p>\n\n\n\n<p>This&nbsp;<a target=\"_blank\" href=\"https:\/\/www.gov.uk\/guidance\/claim-a-grant-through-the-coronavirus-covid-19-self-employment-income-support-scheme\" rel=\"noreferrer noopener\">scheme&nbsp;<\/a>will allow self-employed people to claim a taxable grant worth 80% of their trading profits up to a maximum of \u00a32,500 per month for the next three months. This may be extended if needed.<\/p>\n\n\n\n<p>There are a few conditions that must be met. You can read the full information and make your application here:&nbsp;<a target=\"_blank\" href=\"https:\/\/www.gov.uk\/guidance\/claim-a-grant-through-the-coronavirus-covid-19-self-employment-income-support-scheme\" rel=\"noreferrer noopener\">GOV.UK Claim a Grant Through the Coronavirus (COVID-19) Self-Employment Income Support Scheme<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-paying-the-rent\">I am concerned about <strong style=\"user-select: auto;\">paying the rent<\/strong> during the pandemic<\/h2>\n\n\n\n<p>During these challenging times, being concerned about your rent payments is perfectly understandable.<\/p>\n\n\n\n<p>Housing Secretary Robert Jenrick issued an&nbsp;<a target=\"_blank\" href=\"https:\/\/www.gov.uk\/government\/news\/complete-ban-on-evictions-and-additional-protection-for-renters\" rel=\"noreferrer noopener\">important statement<\/a>&nbsp;reiterating the aim of government support for landlords and renters:<\/p>\n\n\n\n<p><em>\"The government is clear \u2013 no renter who has lost income due to Coronavirus will be forced out of their home, nor will any landlord face unmanageable debts. <\/em><\/p>\n\n\n\n<p><em>These are extraordinary times and renters and landlords alike are of course worried about paying their rent and mortgage. Which is why we are urgently introducing emergency legislation to protect tenants in social and private accommodation from an eviction process being started.<\/em><\/p>\n\n\n\n<p><em>These changes will protect all renters and private landlords ensuring<\/em> <em>everyone gets the support they need at this very difficult time.\"<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-paying-the-rent-tenants\">Financial support available for tenants affected by the coronavirus<\/h2>\n\n\n\n<p>If you are worried about paying your rent, you should take a look at all&nbsp;<a target=\"_blank\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/?p=8947#coronavirus-financial-support\" rel=\"noreferrer noopener\">government financial support<\/a>&nbsp;currently available. If you still have concerns about your rent payments, you should contact your landlord directly and explain your situation to them.<\/p>\n\n\n\n<p>More about the COVID-19 changes to evictions can be do is be honest about your situation and have an open line of communication with your landlord.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"coronavirus-paying-the-rent-landlords\">Support f<strong style=\"user-select: auto;\">or landlords<\/strong> concerned about late rent payments<\/h2>\n\n\n\n<p>If you are concerned that your tenant may not be able to pay their rent during this time, it's best to talk to them and get a full understanding of their situation.<\/p>\n\n\n\n<p>If your tenant has contacted you to say they cannot pay their rent, you should&nbsp;<strong>inform your letting agent immediately<\/strong>.<\/p>\n\n\n\n<p>If you are a landlord that manages your rent directly, then it is wise to follow the&nbsp;<a social rented sectors in England and Wales, and&nbsp;<strong>all grounds of evictions.<\/strong><\/p>\n\n\n\n<p>This means that until March 31st 2021, landlords will have to give all renters&nbsp;<a procedures<\/a>&nbsp;so that landlords are now able to carry them out via video call. <\/p>\n\n\n\n<p>You can now: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Ask the tenant to submit a scanned copy or a photo of their original documents via email or using a mobile app<\/li><li>Arrange a video call with the tenant \u2013 ask them to hold up the original documents to the camera and check them against the digital copy of the documents<\/li><li>Record the date you made the check and mark it as \u201can adjusted check has been undertaken on [insert date] due to COVID-19\"<\/li><\/ul>\n\n\n\n<p>Checks will continue to be necessary and you must continue to check the prescribed documents of any tenant moving into your home.
