With many new laws making an appearance and 2018&#8217;s legislation taking full swing, 2019 has kept landlords and letting agents on their toes &#8211; and there&#8217;s even more to expect in 2020.<\/p>\n\n\n\n<p>So, what has this year brought us?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Minimum\nEnergy Efficiency Standards<\/strong><\/h2>\n\n\n\n<p>In April this year, the Energy Efficiency Regulations were introduced \u2013 meaning all rented properties must now have a minimum <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/all-you-need-to-know-about-your-epc\/\">Energy Performance Certificate<\/a> (EPC) rating of E before a new tenancy is started. <\/p>\n\n\n\n<p>Landlords\nwho\u2019s properties were already being let before the regulations came into force\nhave until 1 April 2020 to make the improvements required to meet the minimum\nstandard.<\/p>\n\n\n\n<p>With the government\u2019s increasing focus on taking environmental precautions, it\u2019s likely that the minimum standard will be increased in the next couple of years.<\/p>\n\n\n\n<p class=\"cta\">10 Legal Changes Landlords Can Expect in 2020 &#8211; <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/10-new-rental-laws-landlords-must-be-ready-for-in-2020\/\">read more<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The\nTenant Fee Ban<\/strong><\/h2>\n\n\n\n<p>On the 1 June 2019, the<a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-fee-ban\/\"> Tenant Fee Ban<\/a> came into force \u2013 preventing landlords and agents charging fees to tenants. Tenancy deposits were largely affected by the ban; deposits for properties with an annual rent less than \u00a350,000 are now capped at 5 weeks rent and those more than \u00a350,000 are capped at six.<\/p>\n\n\n\n<p>The new\nlegislation also affected holding deposits, capping them at 1 week\u2019s rent and limiting\ntheir holding time to 15 days.<\/p>\n\n\n\n<p>Read our full article about the Tenant Fee Ban<a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-fee-ban\/\"> here<\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>One year\nof GDPR<\/strong><\/h2>\n\n\n\n<p>Back in 2018, the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/gdpr-for-landlords\/\">General Data Protection Regulation<\/a> was introduced to monitor the compliance of those handling personal data. you have agreed to our terms and privacy policy available at https:\/\/www.lettingaproperty.com<\/p>\n<\/div>\n\n\n<\/fieldset>\n<\/form>\n<script type=\"text\/javascript\">\n(function(a){var b=a.onload,p=false;isCaptcha=false;if(p){a.onload=\"function\"!=typeof b?function(){try{_agile_load_form_fields()}catch(a){}}:function(){b();try{_agile_load_form_fields()}catch(a){}}};var formLen=document.forms.length;for(i=0;i<formLen;i++){if(document.forms.item(i).getAttribute(\"id\")== \"agile-form\"){a.document.forms.item(i).onsubmit=function(a){a.preventDefault();try{_agile_synch_form_v5(this)}catch(b){this.submit()}}}}})(window);\n<\/script>\n\n\n\n\n<h2 class=\"wp-block-heading\"><strong>So long Section\n21<\/strong><\/h2>\n\n\n\n<p>Landlords have\nbeen continually warned of the possible abolition of Section 21 and changes to the\neviction procedure and now \u2013 as the year draws to a close \u2013 the government have\npublicised their plans for the rental sector. <\/p>\n\n\n\n<p>In the Queen\u2019s Speech on <a href=\"https:\/\/www.gov.uk\/government\/publications\/queens-speech-december-2019-background-briefing-notes\">Thursday 19<sup>th<\/sup> December<\/a>, it was announced that a new Renter\u2019s Reform Bill will \u201c<em>introduce a package of reforms to deliver a fairer and more effective rental market<\/em>\u201d. <\/p>\n\n\n\n<p>The Bill is said to put an end to no-fault evictions by removing Section 21, yet will also \u201c<em>strengthen the rights of landlords<\/em>\u201d who need to legitimately gain possession of their property.<\/p>\n\n\n\n<p>A new lifetime\ndeposit will also be introduced so that tenants will not need to save for a new\ndeposit every time they move house.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2019 for LettingaProperty.com<\/h2>\n\n\n\n<p>This year has been jam-packed with new legislation and changes to the industry. As a result, LettingaProperty.com have been busy staying on top of updates, switching up how we do things and keeping landlords and tenants in the know - but despite the chaos, we've had a record year!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pacing the peaks and protecting the planet<\/h2>\n\n\n\n<p>Back in\nJuly, LettingaProperty.com took on the Welsh Three Peaks Challenge. We walked\nover 17 miles and \u2013 thanks to the generosity of our landlords and tenants - <a href=\"https:\/\/www.justgiving.com\/fundraising\/lap-team\">raised over \u00a32300.00<\/a> for the Marine Conservation\nSociety! We\u2019re very passionate about our reducing our environmental impact here\nat LettingaProperty.com; approximately one truckload of plastic enters our\nocean every single minute and there is enough plastic in our oceans to circle\nthe Earth 400 times over. <\/p>\n\n\n\n<p>We were delighted to exceed our fundraising target of \u00a32000 and help the <a href=\"https:\/\/www.justgiving.com\/mcsuk\">Marine Conservation Society<\/a> in their mission to preserve our seas and protect our wildlife.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><img decoding=\"async\" src=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/wp-content\/uploads\/2019\/07\/snowdon-495x330.png\" alt=\"\" class=\"wp-image-8015\"\/><figcaption>The team at the top of  Snowdon!<\/figcaption><\/figure><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>One year in our new office<\/strong><\/h2>\n\n\n\n<p>In the summer, we celebrated one year in our new offices in\nHenley-in-Arden, Warwickshire. Along with our new space, we\u2019ve welcomed a few\nnew members of the team across our departments in Operations, Sales and IT. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Award finalists<\/strong><\/h2>\n\n\n\n<p>This year, we\nare honoured to have been recognized for a number of awards across the property\nsector. <\/p>\n\n\n\n<p>We were Area Finalists for the Digital Innovation Award run by the <a href=\"https:\/\/www.fsb.org.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Federation of Small Businesses (opens in a new tab)\">Federation of Small Businesses<\/a>.<\/p>\n\n\n\n<p>We were also shortlisted for Best Online Agency at the <a href=\"https:\/\/www.national-lis-awards.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Landlord Investment Show (opens in a new tab)\">Landlord Investment Show<\/a> Awards and were up for Most Innovative Business (Property), Adoption of Tech and Service Excellence (Property at the <a href=\"https:\/\/ukproptech.com\/\">UK Proptech<\/a> Awards. Unfortunately, we were pipped to the post this time around and didn\u2019t come away with any trophies \u2013 but keep your eyes peeled for 2020!<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter size-large\"><img decoding=\"async\" src=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/wp-content\/uploads\/2019\/12\/LIS-Awards-Evening-570x298.png\" alt=\"\" class=\"wp-image-8633\"\/><figcaption>Jonathan, Natalie, Shannon and Matthew at the Landlord Investment Show Awards back in November<\/figcaption><\/figure><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Expanding our knowledge<\/h2>\n\n\n\n<p>Our team have been\nvery busy burying their heads in the books this year! Natalie, our Assistant\nLettings Manager achieved her Level 3 Diploma in Management and Shannon, our\nSales Manager, has completed her Level 4 Diploma in Business and Administration and\nNALS Foundation Letting Course for Scotland. <\/p>\n\n\n\n<p>Natalie and Shannon also received their <a href=\"https:\/\/www.rentsmart.gov.wales\/en\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Rent Smart Wales (opens in a new tab)\">Rent Smart Wales<\/a> qualifications, Charlie will shortly be completing her Level 3 Diploma in Property: Residential Letting and Management and a few team members have just started courses that will carry on into the new year. <\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p><em>The training the team have undergone is very exciting - both for us as individuals developing as part of a constantly evolving company, but also for our landlords, who know they have access to approachable and friendly agents with a bank of qualified knowledge. &nbsp;<\/em><\/p><cite>Katie, Lettings Executive at LettingaProperty.com<\/cite><\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Celebrating\n10 years online<\/strong><\/h2>\n\n\n\n<p>This year, LettingaProperty.com celebrated 10 years of helping landlords online.
