In 2019, she was left feeling <strong style=\"user-select: auto;\">panicked <\/strong>and <strong style=\"user-select: auto;\">helpless<\/strong> by an abusive tenant who refused to pay and was <strong style=\"user-select: auto;\">four months<\/strong> in rent arrears. Here&#8217;s how she got every penny back.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The situation<\/h2>\n\n\n\n<p>At the beginning of 2019, Ruby\u2019s tenant was failing to take care of her property. He left many intimidating phone calls and became very aggressive towards her. <\/p>\n\n\n\n<p>In February, I served a <a href=\"https:\/\/www.gov.uk\/evicting-tenants\/section-21-and-section-8-notices\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Section 21 notice (opens in a new tab)\">Section 21 notice<\/a> to the tenant, but he refused to leave. A Section 8 notice immediately followed\u2013 but the tenant still would not cooperate and <strong style=\"user-select: auto;\">stopped paying<\/strong> the rent. <\/p>\n\n\n\n<p>The tenant continued to live in the property for a further <strong style=\"user-select: auto;\">four months<\/strong>.
