If you don\u2019t meet the income requirements \u2013 don\u2019t panic, you\u2019ll still be able to rent, but you may need a rent guarantor. Your guarantor can be anyone you know \u2013 a friend or relative \u2013 who meets the income requirements of the property.<\/p>\n\n\n\n<p>Your guarantor does <strong>not <\/strong>need to be a <strong>home-owner<\/strong>, but they must live in the UK and you should have their consent before giving their details. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"why-guarantor\"><strong>Why do I\nneed a rent guarantor?<\/strong><\/h2>\n\n\n\n<p>Getting a\nrent guarantor provides your landlord with a level of financial security and\nreassurance. Having a rent guarantor in place also benefits you as the tenant \u2013\nas you\u2019ll have peace of mind knowing that if you fall into a problem with your\nrent, your guarantor can help you and your landlord won\u2019t be left out of\npocket.<\/p>\n\n\n\n<p>Whether you need a guarantor or not will be determined during the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-reference-checks-why-theyre-important\/\">tenant referencing process<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"references\"><strong>Rent guarantors and tenant referencing<\/strong><\/h2>\n\n\n\n<p>The tenant\nreferencing process consists of: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>An\nemployment reference (including an income check)<\/li><li>A\nprevious landlord reference<\/li><li>A\n6-year credit check<\/li><\/ul>\n\n\n\n<p>Failure to pass\nany of these checks will mean you won\u2019t pass referencing \u2013 but don\u2019t worry.\nBeing unable to meet some of the referencing requirements <strong>does not<\/strong> mean that\nyou won\u2019t be able to rent at all.<\/p>\n\n\n\n<p>Before the\nofficial referencing process takes place, the tenant should be given an\nopportunity to clarify anything that may cause them to fail referencing. At\nthis point, they may reveal that they have a County Court Judgement (CCJ)\nagainst them or are unable to meet the income requirements of the property.\nThis informal \u2018prescreening\u2019 stage allows the tenant to be open and honest with\nus and gives us a chance to discuss their situation with them and explain their\navailable options.<\/p>\n\n\n\n<p>If, for instance, a tenant reveals that they don\u2019t meet the income requirements, a valid option for them would be to provide a UK-based rent guarantor. We will talk this over with the tenant and correspond with the landlord to come to an agreement that all parties are happy with.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"employment\"><strong>Employment references and income requirements<\/strong><\/h2>\n\n\n\n<p>As part of\nthe referencing process, you must show that you (and any other registered\ntenants) meet the income requirements of the property. The income requirements\nare <strong>30 times the monthly rent<\/strong>. For example, if your monthly rent is\n\u00a31,000, you must have a combined household income of \u00a330,000 (30 x \u00a31,000 =\n\u00a330,000).<\/p>\n\n\n\n<p>If you\u2019re income is less than this amount,  you may be asked to provide a UK-based guarantor.<\/p>\n\n\n\n<p>If you&#8217;re in full-time employment, you may also be asked to provide an employment reference. If you&#8217;re self-employed or retired, things are a little different.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"self-employed\">Do I need a rent guarantor if I&#8217;m self-employed?<\/h2>\n\n\n\n<p>If you are self-employed (this may include investments or rental properties you may own), you may be asked to provide any of the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>At least 6 months of personal bank statements<\/li><li>At least 1 month of business bank statements<\/li><li>A copy of your <a href=\"https:\/\/www.gov.uk\/sa302-tax-calculation\">SA302<\/a> form<\/li><li>Confirmation of your income from your accountant<\/li><\/ul>\n\n\n\n<p>For those who have been self-employed for less than 6 months, it may be difficult for you to provide the sufficient evidence you need to pass referencing. If this is the case &#8211; even if your income meets the requirements of the property &#8211; you may be asked to provide a UK-based guarantor. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"retired\">Do I need a rent guarantor if I&#8217;m retired?<\/h2>\n\n\n\n<p>If you are retired and\/or will be paying your rent with your pension, you may be asked to provide proof of income.<\/p>\n\n\n\n<p>Again, tenants who want to pay their rent with money saved in the bank may struggle to pass referencing because they don&#8217;t have an employment reference or evidence of continuous income. Therefore, you may be asked to provide a UK based guarantor. <\/p>\n\n\n\n<p>In some circumstances, landlords may be happy to accept rent in advance instead of a guarantor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"bad-credit\"><strong>Rent\nguarantors and bad credit<\/strong><\/h2>\n\n\n\n<p>A 6-year credit check is also part of referencing. The credit check contains financial information held against your name and addresses over the past six years. <\/p>\n\n\n\n<p>If your credit check reveals that you have any CCJs or outstanding debts, you may be asked to provide a rent guarantor.<\/p>\n\n\n\n<p class=\"cta\">Are you claiming Local Housing Allowance \/ Universal Credit (DSS)? Landlords need to be reassured that their rent will be paid on time \u2013 and a history of delayed rent payments is not a great comfort. To give your landlord that extra level of security, you may be asked to provide a UK-based guarantor to cover your rent if you\u2019re unable to pay.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"become-guarantor\"><strong>How do\nthey become my rent guarantor?<\/strong><\/h2>\n\n\n\n<p>So, lets\nimagine that you\u2019ve discovered you need a rent guarantor and your aunt has\nagreed to do it for you. What happens next? <\/p>\n\n\n\n<p>To confirm that your aunt can cover your rent, she will undergo a reference check to verify her details, such as her income and credit history. Once both you and your aunt (as your rent guarantor) have passed referencing, it will be time to sign the guarantor agreement. Before they sign, you should encourage your rent guarantor to read the agreement carefully so that they are fully aware of the conditions. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"length\"><strong>How long\ndoes a rent guarantor last?<\/strong><\/h2>\n\n\n\n<p>A guarantee agreement signed by all parties is usually open-ended, meaning that the guarantor can be liable beyond the fixed period of the tenancy and if any changes are made. If the agreement isn\u2019t open-ended, it should specify when the guarantor\u2019s liability starts and ends and the guarantor should be informed of any significant changes made to the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/legal-landlord-documents\/\">tenancy agreement<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"no-guarantor\"><strong>What happens if I don\u2019t have a rent guarantor? <\/strong><\/h2>\n\n\n\n<p>Some people\nare simply unable to provide a guarantor because they don\u2019t have a person that meets\nthe income requirements and are willing to help them. In this circumstance,\nit\u2019s still possible for the landlord to accept the tenant \u2013 although it\u2019s unlikely\nand risky for the landlord.<\/p>\n\n\n\n<p>It\u2019s important to remember that just because a tenant may require a rent guarantor to pass referencing, it doesn\u2019t mean that a situation <em>will<\/em> occur where the tenant can\u2019t pay. Additionally, it\u2019s also worth noting that not meeting the income requirements of 30 times the monthly rent does not always mean that the tenant\u2019s salary can\u2019t cover the rent at all. <\/p>\n\n\n\n<p>At LettingaProperty.com, we always recommend that our landlords seek a guarantor for tenants that fail reference checks.
