Regardless of whether you own one property or one hundred, the government views being a landlord as no different to running a small business \u2013 and all businesses must pay their taxes. To pay your tax, you must register for a self-assessment and carry out a landlord tax return. <\/p>\n\n\n\n<p>If numbers aren\u2019t your thing, figuring out your finances is no small feat and \u2013 for a lot of people \u2013 the idea of tackling their taxes alone can be pretty daunting. To help you out, we\u2019ve put together a start-to-finish explanation of everything you need to get your taxes done and dusted.<\/p>\n\n\n\n<p><strong>The deadline for online tax submissions is 31st January.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How do I begin my landlord tax return?<\/strong><\/h2>\n\n\n\n<p>To start your landlord tax return, the first thing you need to do is register for Self-Assessment via <a href=\"https:\/\/www.gov.uk\/government\/publications\/self-assessment-register-for-self-assessment-and-get-a-tax-return-sa1\">GOV.UK<\/a>. You can fill out the form online or send it by post &#8211; either way, you\u2019ll be asked for your: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Full name and address<\/li>\n\n\n\n<li>National Insurance Number<\/li>\n\n\n\n<li>Unique Taxpayer Reference (UTR) \u2013 if you\u2019ve previously registered for a self-assessment, you\u2019ll find a 10-digit number on the front page of your tax return<\/li>\n\n\n\n<li>Telephone number and email address<\/li>\n\n\n\n<li>Reason for completing a tax return \u2013 as a landlord, you\u2019ll need to tick \u201cI\u2019m getting income from land and property in the UK\u201d<\/li>\n\n\n\n<li>Start date of your untaxed rental income<\/li>\n<\/ul>\n\n\n\n<p class=\"cta\">The deadline for paper submissions is the 31<sup>st<\/sup> October, or 31st January for online submissions. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What\u2019s included in my landlord tax return?<\/strong><\/h2>\n\n\n\n<p>As a landlord, the main forms of tax that you will need to pay are Income Tax and National Insurance Contributions. If the profit on your rental income is above \u00a311,908 per year and being a landlord is your main job, you will have to pay <a href=\"https:\/\/www.gov.uk\/self-employed-national-insurance-rates\">Class 2 National Insurance<\/a>. If your profit is below \u00a311,908 a year, you can make voluntary <a href=\"https:\/\/www.gov.uk\/voluntary-national-insurance-contributions\">National Insurance Contributions<\/a> to help your pension.<\/p>\n\n\n\n<p>You must report your rental income on your self-assessment landlord tax return if it is: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u00a32,500 to \u00a39,999 <em>after<\/em> allowable expenses<\/li>\n\n\n\n<li>\u00a310,000 or more <em>before<\/em> allowable expense<\/li>\n<\/ul>\n\n\n\n<p>If your rental income is less than \u00a32,500, you must contact the HMRC as a full self-assessment may not be required.<\/p>\n\n\n\n<p>Landlord tax returns must take into account all of your income, so have your P60 to hand. Any other tax you have paid in the year is deducted. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What about companies and larger businesses?<\/strong><\/h2>\n\n\n\n<p>If you own a property company, you should count the rental income the same way as any other business income. You may also have to register to pay <a href=\"https:\/\/www.gov.uk\/limited-company-formation\/set-up-your-company-for-corporation-tax\">Corporation Tax<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What\u2019s not included in my landlord tax return?<\/strong><\/h2>\n\n\n\n<p>When it comes to residential lettings, there are a few costs that can be <strong>claimed<\/strong> to bring down landlord tax returns. These deductions are known as \u201callowable expenses\u201d and cover your expenditure for the day-to-day running of the property. These include, but are not limited to: &nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Letting agent and management fees<\/li>\n\n\n\n<li>Legal fees for lets of 1 year or less<\/li>\n\n\n\n<li><a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/legal-landlord-documents\/\">Legal document fees<\/a><\/li>\n\n\n\n<li>Lease renewal<\/li>\n\n\n\n<li>Accountant fees<\/li>\n\n\n\n<li>Building and contents insurance<\/li>\n\n\n\n<li>Maintenance and repairs<\/li>\n\n\n\n<li>Utility bills \u2013 such as gas, water and electricity<\/li>\n\n\n\n<li>Council Tax<\/li>\n\n\n\n<li><a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/advertising-property-online-creating-the-perfect-advert\/\">Advertising your property<\/a><\/li>\n\n\n\n<li>Cleaning and gardening services<\/li>\n<\/ul>\n\n\n\n<p>You can also claim tax relief on the replacement of \u201cdomestic items\u201d in your property. Add together your allowable expenses and take them away from your total rental income. If you have made any losses, you should deduct these from your total rental income. Making Tax Digital is a key part of the government\u2019s plans to make it easier for individuals and businesses to get their tax right and keep on top of their affairs.<\/p>\n\n\n\n<p>By abandoning paper records and using online software, MTD aims to minimise errors and improve the overall accuracy of tax submissions.<\/p>\n\n\n\n<p>From April 2026, self-employed individuals and landlords with an income of more than \u00a350,000 will be required to keep digital records and provide quarterly updates on their income and expenditure to HMRC through MTD-compatible software.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>When do landlord tax returns need to be submitted? <\/strong><\/h2>\n\n\n\n<p>You must complete a new self-assessment form and fill out a\nnew tax return every financial year. For paper forms, the deadline is usually\nthe last day of October. For online submissions, the deadline is the last day\nof January. <\/p>\n\n\n\n<p>To make things clear, the last day for online submissions is <strong>31st of January.<\/strong><\/p>\n\n\n\n<p>Once you have sent off your landlord tax return, you\u2019ll then have to pay your tax.
