However, certain situations &#8211; such as a tenant serving their notice &#8211; can leave landlords with no choice but to advertise their property for rent during these winter conditions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Advertising lettings in winter<\/h2>\n\n\n\n<p>Whilst finding an ideal tenant in the winter can be\ntricky, it\u2019s certainly not impossible. Here\u2019s some tips on how to tackle the\nfrosty months. <\/p>\n\n\n\n<p><strong>Don\u2019t scrimp on repairs <\/strong>\u2013\nIf you\u2019ve got a loose cupboard door or withering garden fence \u2013 now is the time\nto fix it. &nbsp;<\/p>\n\n\n\n<p><strong>Get that picture-perfect shot <\/strong>\u2013 Taking\ntop-notch photos is an essential part of letting your home. Make sure your\npictures are high-quality, well-lit and showcase your property in all its glory.\nIf you\u2019re unsure about taking them yourself, you can always get a professional\nto do it for you. <\/p>\n\n\n\n<p><strong>Stand up to the competition<\/strong> \u2013\nDon\u2019t let your property blend into the crowd. Draw attention to your home by\nhighlighting its best features and making the most out of your written\ndescription. Advertising in winter is already a challenge, so average and\ngeneric won\u2019t cut it!<\/p>\n\n\n\n<p><strong>Expand your marketplace <\/strong>\u2013\nAdvertising your property on multiple platforms will increase your chances of\nsecuring a tenant during the colder months. In the colder\nmonths, its crucial to take extra care of their vacant homes in order to avoid\nany winter damage being overlooked.<\/p>\n\n\n\n<p>According to <a href=\"https:\/\/www.arla.co.uk\/lobbying\/private-rented-sector-reports\/december-2018\/\">Propertymark<\/a>, the average void period between tenancies in December can be 4 weeks \u2013 a whole week longer than the 3-week average of July 2019.&nbsp; So, don\u2019t leave your home to fend for itself. To <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/prepare-your-property-for-winter\/\">protect your property from the elements<\/a>, you should: <\/p>\n\n\n\n<p><strong>Keep it warm <\/strong>&#8211; Keeping the heating on a low setting will <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/protect-frozen-pipes\/\">prevent your pipes from freezing<\/a>. Alternatively, you can set it to come on for a few hours in the morning and again at night to keep the warm air circulating around the house. <\/p>\n\n\n\n<p><strong>Be wary of damp <\/strong>\u2013 Warming your property will also combat any damp, condensation or mould. If the house will be empty for a while, it&#8217;s wise to stop by every couple of days to ensure there\u2019s nothing nasty growing inside\u2026<\/p>\n\n\n\n<p><strong>Protect the piping<\/strong> \u2013 Covering exposed pipes with insulation tubes is an easy way to reduce the chance of freezing. Opening cupboards that house water pipes whilst the heating is on will also keep them warm. <\/p>\n\n\n\n<p><strong>Check on taps <\/strong>\u2013 Dripping water will freeze quickly so make sure all your taps are securely switched off.
