When you have a keen tenant, it\u2019s natural to want to get them moved in as fast as you can \u2013 however, skipping the appropriate checks could create a lot of unnecessary hassle for you in the long run.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">So, why exactly are tenant reference checks so important?<\/h2>\n\n\n\n<p>Well, as a landlord, you want a tenant that has a history of being reliable, dependable and honest.&nbsp; Although carrying out tenant checks will not be able to guarantee the future actions of a tenant, it will certainly help identify any past issues and put your mind at ease before <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/sign-tenancy-agreement\/\">entering into a tenancy agreement<\/a>.<\/p>\n\n\n\n<p>A tenant reference check will save you:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Time<\/strong> \u2013 By knowing your tenant\u2019s history, the\nenergy you put into pursuing them will be worth it<\/li><li><strong>Money <\/strong>\u2013 Confirming that your tenant\u2019s\nincome is consistent means you can be confident in your own<\/li><li><strong>Worry <\/strong>\u2013 The more you know about your tenant,\nthe surer you\u2019ll be that they\u2019re the right fit for your property<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What do tenant reference checks involve?<\/h2>\n\n\n\n<p>Typically, a tenant reference check consists of:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>An employment reference<\/li><li>A previous landlord reference<\/li><li>A 6-year credit check<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">The employment reference<\/h2>\n\n\n\n<p>Checking a potential tenant\u2019s employment status is a vital part of their tenant reference check. As a landlord, you want to ensure that your tenant has a source of stable income to pay their rent on time, every time. Put it this way, you wouldn\u2019t trust a stranger to pay your mortgage, so why would you let a tenant move into your property without a reference? <\/p>\n\n\n\n<p>Find out how the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/fifth-money-laundering-directive\/\">Fifth Money Laundering Directive<\/a> is protecting landlords and tenants.<\/p>\n\n\n\n<p>An employment reference\nusually includes: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The tenant\u2019s salary<\/li><li>Their position in the company<\/li><li>The length of their employment<\/li><li>The nature of their contract, e.g.\nfull-time or part-time<\/li><\/ul>\n\n\n\n<p>As a rule of thumb, if the tenant\u2019s annual income is less than 30 times the monthly rental (\u00a3500 x 30 = \u00a315,000), you should considering having a <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/rent-guarantor\/\">guarantor agreement<\/a> in case the tenant is unable to pay their rent.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The previous landlord reference<\/h2>\n\n\n\n<p>When referencing a tenant, the previous landlord should be contacted\ndirectly to check that the tenant is a reliable and trustworthy person.&nbsp;This\nis easily done by asking the following questions: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Has the tenant consistently paid\ntheir rent on time?<\/li><li>Has the tenant caused any damage to\nthe property?<\/li><li>Have there been any disputes with\nregards to deposit?<\/li><li>Would the landlord re-let to the tenant?<\/li><\/ul>\n\n\n\n<p>If the landlord provides positive feedback on the tenant, then you\nshould have a satisfactory previous landlord reference.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The 6-year credit check<\/h2>\n\n\n\n<p>A credit check will contain financial information held against the tenant\u2019s\nname and addresses over the past six years.&nbsp;This will highlight any CCJ\u2019s\n(County Court Judgements) or outstanding\/missed payments and help you as a\nlandlord identify any major red flags. <\/p>\n\n\n\n<p>Whilst a credit check is very important, it\u2019s vital to note that to perform a credit check on a tenant without their permission <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/gdpr-for-landlords\/\">breaches the rules of GDPR<\/a> \u2013 they <strong>must <\/strong>sign an authorisation form which explains how their data will be used, who it will be shared with and how they can request for the data to be destroyed or forgotten beforehand.<\/p>\n\n\n\n<p>Remember, background checks are just as important for landlords. We never let a property without <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/why-we-ask-for-landlord-id\/\">confirming a landlord&#8217;s identity<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who pays for tenant reference checks?<\/h2>\n\n\n\n<p>In England, as of 1 June 2019, the<a rel=\"noreferrer noopener\" aria-label=\" Tenant Fees Act 2019 (opens in a new tab)\" href=\"https:\/\/www.gov.uk\/government\/collections\/tenant-fees-act\" target=\"_blank\"> Tenant Fees Act 2019<\/a> makes it the <strong>landlord\u2019s responsibility <\/strong>to pay the fees of tenant referencing. Scotland banned tenant fees back in 2011 and Wales have recently followed suit under the <a href=\"https:\/\/www.landlordsguild.com\/understanding-the-tenant-fees-ban-in-wales\/\">Renting Homes (Fees etc.) Act 2019<\/a>.<\/p>\n\n\n\n<p>We believe the Act was brought into play as a result of some of the high\nfees that agents have charged tenants, particularly in areas like London.<\/p>\n\n\n\n<p>Whilst pro-tenant activists have hailed the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-fee-ban\/\">Tenant Fee Ban<\/a> as a success, many landlord organisations across the UK (such as the NLA and RLA) felt this was a drastic and unfair measure and have voiced their concerns publicly.<\/p>\n\n\n\n<p>Ultimately, regardless of the additional fees, landlords should <em>want<\/em>\nto know who\u2019ll be living in their property.
