A landlord inventory and schedule of condition should include details of:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Walls<\/li>\r\n\r\n\r\n\r\n<li>Fixtures and fittings<\/li>\r\n\r\n\r\n\r\n<li>Ceilings<\/li>\r\n\r\n\r\n\r\n<li>Wall coverings (paint colours, wallpaper etc)<\/li>\r\n\r\n\r\n\r\n<li>Floor coverings<\/li>\r\n\r\n\r\n\r\n<li>Doors<\/li>\r\n\r\n\r\n\r\n<li>Kitchen units and appliances<\/li>\r\n\r\n\r\n\r\n<li>Windows<\/li>\r\n\r\n\r\n\r\n<li>Bathroom suites<\/li>\r\n\r\n\r\n\r\n<li>Furniture (if part or fully furnished)<\/li>\r\n\r\n\r\n\r\n<li>Gardens<\/li>\r\n\r\n\r\n\r\n<li>Outbuildings (garages, sheds and other outbuildings)<\/li>\r\n\r\n\r\n\r\n<li>All furnished items<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 id=\"the-difference-between-landlord-inventory-and-schedule-of-condition\" class=\"wp-block-heading\">What is the difference between a landlord inventory and schedule of condition?<\/h2>\r\n\r\n\r\n\r\n<p>The<a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\"> landlord inventory<\/a> report aims to provide a fair and accurate record of the decor, contents, fixtures and fittings of the property.<\/p>\r\n\r\n\r\n\r\n<p>The schedule of condition report provides a statement as to the <strong>condition<\/strong> of the items listed in the inventory.\u00a0 The condition of the items at the start of the tenancy should be compared to the condition of the property at the end of the tenancy.<\/p>\r\n\r\n\r\n\r\n<p>Details of any alterations to the property after the inventory has been agreed upon should be noted on a separate addendum sheet and agreed by the tenant and the landlord.\u00a0 At the end of the tenancy, a check-out report should be conducted to determine any changes to the landlord\u2019s inventory.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"do-i-need-a-landlord-inventory\" class=\"wp-block-heading\">Does a landlord <strong><em>have<\/em><\/strong> to have an inventory?<\/h2>\r\n\r\n\r\n\r\n<p>A <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">landlord inventory<\/a> is not a legal requirement, however, it is best practice. Having a complete record of the condition of your property and its contents will save you a world of hassle later on if a dispute should arise between you and the tenant.<\/p>\r\n\r\n\r\n\r\n<p>Whilst an inventory is not a mandatory, there are in fact a few documents that <em>are<\/em> legally required. Read our article on <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/legal-landlord-documents\/\">legal landlord documents<\/a> for a comprehensive list of everything you need.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"why-do-i-need-a-landlord-inventory\" class=\"wp-block-heading\">Why do I need a landlord inventory?<\/h2>\r\n\r\n\r\n\r\n<p>A <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">landlord inventory<\/a> offers you peace of mind knowing that any damage or loss discovered at the end of the tenancy will be evidenced. Without it, it is very difficult to prove that the damage or theft was caused by the tenant or their guests.<\/p>\r\n\r\n\r\n\r\n<p>If you found damage to your property, garden or contents or if items were missing and the tenant is not accepting liability, you will be able to raise a dispute with the deposit scheme\u2019s <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/what-is-a-tenancy-deposit\/\" target=\"_blank\" rel=\"noreferrer noopener\">dispute resolution service<\/a>.<\/p>\r\n\r\n\r\n\r\n<p>Your inventory will also be used during <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/mid-term-inspection-landlords\/\" target=\"_blank\" rel=\"noreferrer noopener\">mid-term inspections<\/a> and <a href=\"http:\/\/www.lettingaproperty.com\/check-out-inspection\" target=\"_blank\" rel=\"noreferrer noopener\">check-out reports<\/a> to ensure the property is in good condition.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"landlord-inventories-and-deposit-disputes\" class=\"wp-block-heading\">Landlord inventories and deposit disputes<\/h2>\r\n\r\n\r\n\r\n<p>Having a detailed <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">landlord inventory<\/a> (including check-in and check-out reports) will provide sufficient evidence during your dispute and help you to make a successful claim against the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/what-is-a-tenancy-deposit\/\" target=\"_blank\" rel=\"noreferrer noopener\">tenant\u2019s deposit<\/a>.<\/p>\r\n\r\n\r\n\r\n<p>In England and Wales, under the government-backed Tenancy Deposit Protection (TDP) scheme rules, a tenant\u2019s deposit must be registered with a deposit protection scheme and should be returned to them at the end of the tenancy as long as they:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Meet the terms of their tenancy agreement<\/li>\r\n\r\n\r\n\r\n<li>Do not cause any damage to the property or take items from the property<\/li>\r\n\r\n\r\n\r\n<li>Pay the rent and bills<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>There are separate\u00a0TDP\u00a0schemes in\u00a0<a href=\"https:\/\/www.mygov.scot\/renting-your-property-out\/tenancy-deposits-and-moving-in\/#rent-and-deposits\">Scotland<\/a>\u00a0and\u00a0<a href=\"https:\/\/www.nidirect.gov.uk\/index\/information-and-services\/property-and-housing\/buying-selling-and-renting-a-home\/private-renting\/tenancy-deposit-scheme\/tenancy-deposit-scheme-introduction-for-tenants.htm\">Northern Ireland.<\/a><\/p>\r\n\r\n\r\n\r\n<p>At the end of tenancy, the full or agreed amount of deposit must be returned to the tenant within\u00a0<strong>10 days of settling on the agreement<\/strong>. If there is a dispute with your tenants, the deposit is protected in the scheme until the issue is settled and an agreement is made.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"the-risks-of-not-having-an-inventory\" class=\"wp-block-heading\">A tenant dispute and no landlord inventory: one landlord&#8217;s costly mistake<\/h2>\r\n\r\n\r\n\r\n<p>LettingaProperty.com recently assisted a private landlord in a dispute with a tenant. There were items missing from the property, the garden has been left in a bad condition and oil had been consumed without the landlord\u2019s permission.\u00a0<\/p>\r\n\r\n\r\n\r\n<p>Unfortunately for the landlord, the condition of the garden, the contents of the property and the amount of oil in the tank had not been documented at the start of the tenancy in a check-in report.<\/p>\r\n\r\n\r\n\r\n<p>Below is an extract from the case arbitrator\u2019s final decision:<\/p>\r\n\r\n\r\n\r\n<p><em>\u201cThe check-in and check-out reports are the most <strong>important sources of evidence<\/strong> in claims for missing items or gardening. Where possible, I compare these reports to establish:<\/em><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><em>If any damage happened during the tenancy<\/em><\/li>\r\n\r\n\r\n\r\n<li><em>If the tenant is responsible for the damage<\/em><\/li>\r\n\r\n\r\n\r\n<li><em>If the property was not as clean as it had been at the start of the tenancy; and<\/em><\/li>\r\n\r\n\r\n\r\n<li><em>If the landlord needs any compensation to return the property to its condition at the start of the tenancy, (not including fair wear and tear).<\/em><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><em>I have not received a copy of the check in or check out report to establish the condition of the property at the start and end of the tenancy.<\/em><\/p>\r\n\r\n\r\n\r\n<p><em>The <strong>absence of a check-in and check-out report is often detrimental<\/strong> to the outcome of a claim when dealing with claims involving missing items and gardening. The <strong>absence of both reports severely limits the ability to ascertain if any deterioration to the property has taken place during the course of the tenancy<\/strong>.\u201d<\/em><\/p>\r\n\r\n\r\n\r\n<p>If the landlord had carried out a <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">landlord inventory<\/a>, schedule of condition and check-in and check-out reports they would have been able to provide evidence that the damage and loss was caused during the course of the tenancy and the outcome would have been in their favour.<\/p>\r\n\r\n\r\n\r\n<p>This case highlights the importance of having a detailed landlord inventory accompanied by check-in and check-out reports and why<strong> every landlord <\/strong>should have them in place.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"do-i-need-a-landlord-inventory-if-my-property-is-unfurnished\" class=\"wp-block-heading\">Do I need a landlord inventory if my property is unfurnished?<\/h2>\r\n\r\n\r\n\r\n<p>To put it simply \u2013 yes, you do.<\/p>\r\n\r\n\r\n\r\n<p>Some\u00a0landlords make the mistake of only including basic furnishings in an inventory. \u00a0Of course, any furniture and appliances you provide should be included, however, if\u00a0<strong>letting on an unfurnished basis<\/strong>, the inventory should still <strong>include everything else that exists in the property<\/strong>. Make a note of everything in each room, including:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Light switches<\/li>\r\n\r\n\r\n\r\n<li>Plug sockets<\/li>\r\n\r\n\r\n\r\n<li>Number of light fittings and shades<\/li>\r\n\r\n\r\n\r\n<li>Curtains<\/li>\r\n\r\n\r\n\r\n<li>Carpets<\/li>\r\n\r\n\r\n\r\n<li>Walls<\/li>\r\n\r\n\r\n\r\n<li>Garden plants, furniture, fencing and ornaments<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>The inventory may also include details of each room\u2019s decorating condition and colours &#8211; even any ornaments and artwork left in the property.<\/p>\r\n\r\n\r\n\r\n<p>Every last detail should be recorded and both you and the tenant should sign to say you agree on the final inventory. We would also recommend making a note of the utility meter readings and their locations.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"can-a-landlord-do-their-own-inventory\" class=\"wp-block-heading\">Can a landlord do their own inventory?<\/h2>\r\n\r\n\r\n\r\n<p>Technically, a landlord is allowed to carry out their own inventory, however, it\u2019s not always favoured by deposit schemes during a dispute.<\/p>\r\n\r\n\r\n\r\n<p>It is best practice for an independent inventory clerk (preferably accredited) to carry out landlord inventories.\u00a0 This helps to avoid any bias and to ensure they stand up in the case of a dispute.<\/p>\r\n\r\n\r\n\r\n<p>Creating an inventory is a skill in itself.
