The new publications included a <strong style=\"user-select: auto;\">How to Let<\/strong> guide and an updated&nbsp;<a style=\"user-select: auto;\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/how-to-rent-guide\/\"><strong style=\"user-select: auto;\">How to Rent<\/strong> guide<\/a> which must be issued to tenants at the start (or renewal) of an assured shorthold tenancy.<\/p>\n\n\n\n<p>In order to continue to improve standards in the private rented sector, the series of guides have been produced in partnership with private landlord, tenant and managing agent groups and local housing authorities.<\/p>\n\n\n\n<p>The new&nbsp;<strong style=\"user-select: auto;\">How to Let<\/strong> guide includes checklists for new and existing landlords to help them comply with their legal responsibilities. It covers all areas, including how to protect tenancy deposits, carry out <a style=\"user-select: auto;\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/landlord-gas-safety-regulations-2018\/\">gas safety checks<\/a> and install <a style=\"user-select: auto;\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/reminder-to-install-smoke-and-carbon-monoxide-detectors\/\">smoke and carbon dioxide alarms<\/a>.<\/p>\n\n\n\n<p>The aim of the guide is to advise private landlords that are letting under an assured shorthold tenancy in England.&nbsp;It does <strong>not<\/strong> cover leasehold, holiday lets or \u2018resident landlords\u2019 who let to lodgers.<\/p>\n\n\n\n<p>Because the<strong style=\"user-select: auto;\"> How to Let <\/strong>publication is only an information guide for landlords, it does not need to be issued to tenants.<\/p>\n\n\n\n<p><em style=\"user-select: auto;\"><strong style=\"user-select: auto;\">*IMPORTANT UPDATE*<\/strong> In 2019, the government updated the&nbsp;guide to include important information on the<a style=\"user-select: auto;\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-fee-ban\/\"> Tenant Fees Act 2019.<\/a><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Download the How to Let Guide for Landlords<\/h2>\n\n\n\n<p> In addition to the government&#8217;s&nbsp;guide, we have produced our own free-to-download landlord checklist which you may find helpful when renting out your property for the first time. <\/p>\n\n\n\n<p>You can download both by filling out the form below.<\/p>\n\n\n\n<form class=\"form-view agile-form-blck-transparent \" id=\"agile-form\" action=\"https:\/\/lettingaproperty.agilecrm.com\/formsubmit\" style=\"max-width:450px;\" method=\"GET\">\n<fieldset>\n\n<!-- Form Name -->\n<legend>How to Let Guide<\/legend>\n<p class=\"agile-form-description\">Download the latest How to Let Guide and our own free landlord checklist.<\/p>\n<div style=\"display: none;
