Rent Guarantee Insurance"},"content":{"rendered":"\n<p><strong>Guaranteed Rent<\/strong>,&nbsp;Rent Guarantee Schemes or&nbsp;Rent Guarantee Insurance could have a big impact on the best way to rent out your property.<\/p>\n\n\n\n<p>Unfortunately, unless you&#8217;ve got a pretty good understanding of the world of buy-to-let, it can be somewhat of a challenge to navigate the jargon to determine what&#8217;s best for you when <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/advice\/becoming-a-landlord\" target=\"_blank\" rel=\"noopener noreferrer\">becoming a landlord<\/a>.<\/p>\n\n\n\n<div class=\"wp-block-image wp-image-4386 size-large\"><figure class=\"aligncenter\"><img decoding=\"async\" src=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/wp-content\/uploads\/2012\/12\/Protect-Deposit-570x380.jpg\" alt=\"Stack of \u00a320 notes with a set of keys resting on top with a green key fob illustrating guaranteed rent for landlords.\" class=\"wp-image-4386\"\/><figcaption>Guaranteed rent vs rent guarantee insurance for landlords. What&#8217;s the best option?<\/figcaption><\/figure><\/div>\n\n\n\n<p>In simple terms, all of these rent guarantee products are designed to&nbsp;<strong>guarantee&nbsp;the landlord&#8217;s rent<\/strong> in situations where either the tenant falls into financial hardship and cannot afford to pay the rent, or in cases where they refuse outright to pay rent for whatever reason such as disputes.<\/p>\n\n\n\n<p>With a number of guaranteed rent schemes on the market, each with their own unique terms, conditions, eligibility and restrictions, it can seem confusing. So, let&#8217;s begin with understanding what is rent guarantee insurance?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is Rent Guarantee Insurance?<\/h2>\n\n\n\n<p><strong>Rent Guarantee Insurance<\/strong> is essentially an insurance product that you can purchase from a specialist landlord insurance broker.<\/p>\n\n\n\n<p>Think of it like a &#8216;life insurance policy&#8217; or &#8216;building and contents&#8217; insurance. Being an insurance backed product, it generally comes with fairly stringent terms and conditions which may vary according to the insurer but generally include:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The tenant must have undergone comprehensive <strong>tenant referencing <\/strong>before the agreement was signed.<\/li><li>Some insurers do not accept tenants in receipt of housing benefit whilst others will accept a working guarantor.<\/li><li>The rent guarantee insurance <strong>must be purchased before the tenancy is signed<\/strong> or if not, you are unable to make a claim within a certain period.<\/li><li>To make a claim you may have to<strong> pay an excess<\/strong> which is usually equivalent to one month&#8217;s rent.<\/li><li>All the correct notices must be served on the tenant at the start of the tenancy such as the <a href=\"https:\/\/www.gov.uk\/government\/publications\/how-to-rent\">How to Rent guide<\/a>, the EPC and a gas certificate.<\/li><li>The rent guarantee insurance will only cover you until you have taken possession of the property or until the tenant has surrendered the keys.<\/li><li>There is usually a <strong>cap on the amount of rent<\/strong> recovered, usually \u00a325,000 &#8211; \u00a350,000 in a total claim.<\/li><li>The time it takes to be paid your first month&#8217;s rent under a claim can be around 8 weeks in arrears. &nbsp;You must be prepared to continue paying your mortgage regardless.<\/li><li>Rent guarantee insurance usually includes solicitors fees when required to regain possession of the property.<\/li><\/ul>\n\n\n\n<p>In my opinion, this would be the bare minimum I would want in terms of &#8216;financial protection&#8217; when letting a property &#8211; especially if the property was mortgaged. &nbsp;The time it takes for the landlord to receive the rent &#8211; which is usually up to 8 weeks &#8211; is the key differentiating factor of a Rent Guarantee Insurance product.<\/p>\n\n\n\n<p class=\"cta\"><\/p>\n\n\n\n<!-- <link href=\"https:\/\/d1gwclp1pmzk26.cloudfront.net\/agile\/forms\/v1\/agile-form.min.css\" rel=\"stylesheet\"> \n\n<link href=\"https:\/\/doxhze3l6s7v9.cloudfront.net\/app\/static\/agile\/forms\/agile-form.min.css\" rel=\"stylesheet\">-->\n<form class=\"form-view agile-form-blck-transparent \" id=\"agile-form\" action=\"https:\/\/lettingaproperty.agilecrm.com\/formsubmit\" method=\"GET\">\n<fieldset>\n\n<!-- Form Name -->\n<legend>How to Rent Guide Download<\/legend>\n<p class=\"agile-form-description\">Download the government&#8217;s latest <strong>How to Rent guide<\/strong> and our own <strong>Free Landlord Checklist<\/strong>.<\/p>\n<div style=\"display: none; height: 0px; width: 0px;\">\n<input type=\"hidden\" id=\"htr_agile_form_name\" name=\"_agile_form_name\" value=\"Right to Rent\">\n<input type=\"hidden\" id=\"htr_agile_domain\" name=\"_agile_domain\" value=\"lettingaproperty\">\n<input type=\"hidden\" id=\"htr_agile_api\" name=\"_agile_api\" value=\"9d69rptc6fekp2ofpmir1mavqg\">\n<input type=\"hidden\" id=\"htr_agile_redirect_url\" name=\"_agile_redirect_url\" value=\"#\">\n<input type=\"hidden\" id=\"htr_agile_document_url\" name=\"_agile_document_url\" value=\"\">\n<input type=\"hidden\" id=\"htr_agile_confirmation_msg\" name=\"_agile_confirmation_msg\" value=\"Great! Rent Guarantee Schemes?<\/h2>\n\n\n\n<p><strong>Guaranteed rent<\/strong> shares some of the benefits of a rent guarantee insurance however, in the case of our platinum Rent on Time package, the landlord's&nbsp;<a href=\"https:\/\/www.lettingaproperty.com\/rent-on-time\" target=\"_blank\" rel=\"noopener noreferrer\">rent is paid every month on a set day<\/a> even if the tenant does not pay rent. &nbsp;Essentially, there is no more stress when waiting up to 8 weeks for your rent to be paid.<\/p>\n\n\n\n<p>The industry may refer to this type of product as a guaranteed rent scheme and there are some high street agents that offer this type of service however, from our perspective, there is one major difference: <strong>your rent is paid to you in full at current market value<\/strong>.<\/p>\n\n\n\n<p>In terms of a guaranteed rent scheme, you as a landlord would benefit from:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The tenant having <strong>undergone referencing<\/strong> including a landlord check, employment and credit check.<\/li><li>The<strong> legal documentation<\/strong> taken care of at the start of the tenancy agreement including a watertight tenancy between you and your tenant<\/li><li>You receive the full market value for your property and only pay a <strong>small fixed monthly fee<\/strong><\/li><li>A <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/rent-collection-service\/\">rent collection service<\/a> where your rent is paid on time, on the same day, every month without fail<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">What is a Rent-to-Rent scheme?<\/h2>\n\n\n\n<p>One known high street agent offers guaranteed rent however, they effectively become your tenant and <strong>sub-let your property<\/strong>. &nbsp;They then pay you \"slightly less than the market rent value\". &nbsp;This can also be refered to as <strong>Rent-to-Rent<\/strong>. You may be interested in reading Mary Latham's views on the <a rel=\"noopener noreferrer\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/rent-to-rent-guaranteed-rent-and-no-work-too-good-to-be-true\/\" target=\"_blank\">pitfalls of Rent-to-Rent schemes<\/a>.<\/p>\n\n\n\n<p>Under a Rent-to-Rent scheme,&nbsp;landlords let their property to an individual, company or letting agent who become the 'tenant' for a certain amount of time in return for a guaranteed monthly income. &nbsp; The 'tenant' or agent then sublets the property and manages the tenancy. Money is made on the difference between the rent they pay the landlord and the rent they receive from the subtenant. Most schemes promise to cover any void periods and maintenance costs.<\/p>\n\n\n\n<p><a href=\"http:\/\/www.housepricecrash.co.uk\/forum\/index.php?\/topic\/197541-landlords-warned-of-rental-guarantee-pitfalls\/\">Things can go wrong<\/a> in these set-ups if the middleman doesn't have the financial resources, or inclination, to back up the guarantee. In the worst case scenario, landlords can be stuck with tenants in their property but no rent. &nbsp;If a rent-to-rent arrangement goes wrong, or the company offering the guarantee goes bust, it can be difficult for landlords to get their property back.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The cost of not having Guaranteed Rent<\/h2>\n\n\n\n<p>We recently compiled an <a rel=\"noopener noreferrer\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/wp-content\/uploads\/2017\/06\/LAPinfographic-min-e1497873953402.jpg\" target=\"_blank\">infographic highlighting the costs of tenant eviction<\/a> and through our research we found that between January to March of 2017, 35,188 possession claims were registered by landlords in England and Wales and a staggering 25% of these possession claims were escalated to a repossession being carried out by a county court bailiff. &nbsp;That\u2019s on average a hundred rented homes visited by a court bailiff a day and being forced to leave.<\/p>\n\n\n\n<p>The strongest case for having financial protection against tenants not paying rent has got to be in the average time it takes for a landlord to gain possession. &nbsp;According to the Ministry of Justice, it now takes on average 41 weeks from submitting a claim to taking possession of the property. &nbsp;In worst cases scenarios across the UK, the costs of loss of rent and legal fees can be in excess of \u00a310,000. &nbsp;That figure could then rise to \u00a316,000 for those landlords letting property in London.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Offsetting the costs of Guaranteed Rent Schemes<\/h2>\n\n\n\n<p>With recent changes to landlord tax calculations, landlords are looking at ways of offsetting their regular expenses to minimise their tax bill whilst retaining as much of their rental income as possible.<\/p>\n\n\n\n<p>The costs of having a rent guarantee insurance product or guaranteed rent scheme could set you back as little as \u00a349 to \u00a369 per month. &nbsp;In comparison to the potential loss of income, this is a small price to pay to secure your future peace of mind. &nbsp;However, it is still an additional monthly expense. &nbsp;The silver lining being that you are allowed to <a href=\"https:\/\/www.gov.uk\/guidance\/income-tax-when-you-rent-out-a-property-working-out-your-rental-income#allowable-expenses\" target=\"_blank\" rel=\"noopener noreferrer\">claim this cost as an allowable expense<\/a>.&nbsp;&nbsp;This may make a marginal difference to your net rental income but a positive difference nonetheless.<\/p>\n\n\n\n<p>Secondly, if one was to compare our rent guarantee scheme vs that of a high street agent who sub-lets your property and pays you less than market value, you may find that the difference between the market rate and what you are being paid would be more than 3 - 4 times the costs of a fixed fee guaranteed rent scheme.<\/p>\n\n\n\n<p>And finally, the rental market is buoyant, especially at this time of year which is typically the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/whens-the-best-time-of-year-to-let-a-property\/\" target=\"_blank\" rel=\"noopener noreferrer\">best time of year to be letting a property.<\/a>&nbsp; Many landlords that we work with have increased their rents slightly to offset the costs of having guaranteed rent and depending on the area of your buy to let property, this has not affected how quickly the property is let out.<\/p>\n\n\n\n<p>If you would like to discuss our guaranteed rent package or you would like to find out <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/landlord-services\/packages\/all\">how much your property is worth<\/a> on the open rental market, please <a href=\"https:\/\/www.lettingaproperty.com\/contact\" target=\"_blank\" rel=\"noreferrer noopener\">get in touch<\/a> and one of the landlord team will be happy to help.<\/p>\n","protected":false},"excerpt":{"rendered":"<p><span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading Time: <\/span> <span class=\"rt-time\"> 5<\/span> <span class=\"rt-label rt-postfix\">minutes<\/span><\/span>Guaranteed Rent,&nbsp;Rent Guarantee Schemes or&nbsp;Rent Guarantee Insurance could have a big impact on the best way to rent out your property.
