If a tenancy is offered without a right to rent check, a civil penalty of up to \u00a33,000 can be imposed if a landlord is found to be renting out a property\u00a0to someone who is in the UK illegally.<br \/><a style=\"user-select: auto;\" name=\"limited-time-visa\"><\/a><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">Right to Rent with\u00a0limited time visas<\/h2>\r\n\r\n\r\n\r\n<p>Sometimes, however, it can be difficult to know when a tenant\u2019s visa is coming up for renewal or even whether it is due to expire, as one of our landlords Gautam Nowlakha explains.<\/p>\r\n\r\n\r\n\r\n<p>&#8220;As an owner of three rental properties, I consider myself to be a very responsible and law-abiding landlord, so when one of my tenant\u2019s visas was coming to an end and they were stalling when I asked to see proof of their extension, I grew somewhat suspicious.<\/p>\r\n\r\n\r\n\r\n<p>&#8220;Although I was in constant communication with my tenants, when I couldn\u2019t get any further, the team at \u00a0<a style=\"user-select: auto;\" href=\"https:\/\/www.lettingaproperty.com\">lettingaproperty.com<\/a> stepped in to help out. doubt, landlords must:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Check all adult tenants who will live in the property as their only or main home<\/li>\r\n\r\n\r\n\r\n<li>Ask tenants for the original documents that show they have the right to be in the UK<\/li>\r\n\r\n\r\n\r\n<li>Check the original documents with the tenant present and ensure they are valid<\/li>\r\n\r\n\r\n\r\n<li>Make and keep copies of the original documents and record the date the check was made<\/li>\r\n\r\n\r\n\r\n<li>Conduct follow up checks at the appropriate date if the initial check indicates a time-limited status<\/li>\r\n\r\n\r\n\r\n<li>Make a report to the Home Office if follow-up checks indicate that an occupier no longer has the Right to Rent<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><a style=\"user-select: auto;\" name=\"right-to-rent-documents\"><\/a><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">What documents are acceptable for Right to Rent checks?<\/h2>\r\n\r\n\r\n\r\n<p>Acceptable documents that a tenant can show their landlord include:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>A UK passport<\/li>\r\n\r\n\r\n\r\n<li>An EU\/EEA passport or identity card, permanent residence card<\/li>\r\n\r\n\r\n\r\n<li>A travel document showing indefinite leave to remain<\/li>\r\n\r\n\r\n\r\n<li>A visa if applicable<\/li>\r\n\r\n\r\n\r\n<li>A Home Office immigration status document or a certificate of registration\/naturalisation as a British citizen.<a style=\"user-select: auto;\" name=\"right-to-rent-checks\"><\/a><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">When should I carry out the Right to Rent checks?<\/h2>\r\n\r\n\r\n\r\n<p>For landlords using the lettingaproperty.com service to find a tenant, all tenants are asked to provide evidence of original documentation at time of arranging an
