Whether your property has suffered some serious flood damage or your tenant\u2019s broken an appliance you\u2019ve supplied \u2013 insurance claims for landlords are something you never want to have to do. With a few preemptive tips backed by the support of a professional insurance claims team, the hassle of settling a claim could be taken away from you altogether.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Insurance claims for landlords: where to start<\/strong><\/h2>\n\n\n\n<p>First of all, in order to minimise the financial loss and\nagony of going through an insurance claim, there are a few checkboxes every\nlandlord should tick at the start of the tenancy that will help the claim go\nthrough.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Have a <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/why-you-need-landlords-insurance\/\">landlord insurance policy<\/a> and not homeowner\u2019s insurance policy \u2013 the two types of insurances are very different<\/li><li>Have consent from your mortgage lender to let the property as this could invalidate your mortgage agreement and indeed your insurance<\/li><li>Have a signed tenancy agreement and all your relevant<a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/legal-landlord-documents\/\"> landlord documents<\/a> in place<\/li><li>Take photos of absolutely everything including all appliances, furnishing and meter readings<\/li><li>Have a <a href=\"https:\/\/www.lettingaproperty.com\/landlord-inventory-service\" target=\"_blank\" rel=\"noreferrer noopener\">professional inventory and Schedule of Condition<\/a> signed by the tenant<\/li><li>Keep receipts of all items you have bought for the property<\/li><li>Request the tenant takes out <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenants-insurance\/\">contents \/ liability insurance<\/a><\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Declare all changes to your insurance company<\/strong><\/h2>\n\n\n\n<p>If there is a significant change to your property or your\ntenancy, this could seriously affect your insurance and invalidate any claims\nyou make. Your insurer should be informed of any changes to your home or tenant\nin writing and you should request written confirmation of receipt. <\/p>\n\n\n\n<p>To ensure any changes to your tenancy do not affect your insurance, you should always carry out <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/tenant-reference-checks-why-theyre-important\/\">comprehensive reference checks<\/a> on any new tenants you get. If your tenant has a criminal history that you\u2019re unaware of \u2013 it may impact your insurance. <\/p>\n\n\n\n<p>If you are a landlord with a lodger, you must follow the same procedure. Although you will be living at the property and have Homeowners Insurance not <a href=\"https:\/\/www.landlordsquote.co.uk\/buildings-insurance\/step-1\">Building and Contents<\/a>, your insurance is still at risk of being invalidated if you do not declare you have a lodger.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Insurance claims for landlords: making a claim<\/h2>\n\n\n\n<p>When settling an insurance claim, making sure that you are\nreinstated for the full amount you\u2019re entitled to will more than likely be your\nnumber one priority.&nbsp; An insurer however, may have a different view. They\nwill calculate how much it will cost you to repair the damage to your property\nor to replace an item, potentially leaving you out of pocket.&nbsp; This is\nwhere the involvement of an insurance broker comes into play.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Insurance brokers<\/h2>\n\n\n\n<p>Without the involvement of a broker you will have to\nconvince the insurer to agree a settlement you are happy with.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.landlordsquote.co.uk\/buildings-insurance\/step-1\">Alan Boswell Group<\/a> have been working closely with LettingaProperty.com\u2019s landlords for some time.
