{"id":4298,"date":"2019-04-26T23:52:56","date_gmt":"2019-04-26T22:52:56","guid":{"rendered":"https:\/\/www.lettingaproperty.com\/landlord\/blog\/?p=4298"},"modified":"2019-04-26T23:52:56","modified_gmt":"2019-04-26T22:52:56","slug":"carbon-monoxide-poisoning-in-rented-properties","status":"publish","type":"post","link":"https:\/\/www.lettingaproperty.com\/landlord\/blog\/carbon-monoxide-poisoning-in-rented-properties\/","title":{"rendered":"The Dangers of Carbon Monoxide Poisoning in Rented Properties"},"content":{"rendered":"<p>According to the <a href=\"https:\/\/www.ons.gov.uk\/peoplepopulationandcommunity\/birthsdeathsandmarriages\/deaths\/adhocs\/009122numberofdeathsfromaccidentalpoisoningbycarbonmonoxideenglandandwalesdeathsregisteredin2017\">Office for National Statistics<\/a>, around 60 people are killed every year in Great Britain as a result of carbon monoxide poisoning.<\/p>\n<p>Landlords legal obligations <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/gas-safety-regulations-2018\/\">when it comes to Gas Safety regulations<\/a> are well publicised.\u00a0 We know that we need to have a <a title=\"Arrange a Gas Safety Certificate\" href=\"https:\/\/www.lettingaproperty.com\/landlord\/gas-safety-certificate\" rel=\"self\">Gas Safety Certificate<\/a> every 12 months by a competent Gas Safe registered engineer.<\/p>\n<p>Unfortunately, carbon monoxide poisoning is one of the lesser-known evils. However, with a little more knowledge and a few safety measures put in place, landlords can help to keep their tenants safe.<\/p>\n<h2>Do landlords have to fit carbon monoxide detectors?<\/h2>\n<p>Yes is the answer, but legally only in rooms where fuel burning stove or open fire is fitted.<\/p>\n<p><a href=\"https:\/\/www.legislation.gov.uk\/uksi\/2015\/1693\/contents\/made\">The Smoke and Carbon Monoxide Alarm (England) Regulations 2015<\/a>\u00a0requires a <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/carbon-monoxide-alarms\/\">carbon monoxide alarm<\/a> in any room used as living accommodation where solid fuel is used &#8211; after that, the landlord must make sure the alarms are in working order at the start of each new tenancy. Carbon-based fuels are safe to use. It is only when the fuel does not burn properly that excess CO is produced, which is poisonous.\u00a0 When CO enters the body, it prevents the blood from bringing oxygen to cells, tissues, and organs.<\/p>\n<h2>How to spot signs of carbon monoxide being present in the home?<\/h2>\n<p>There are signs that you can look out for which indicate incomplete combustion is occurring and may result in the production of CO:<\/p>\n<ul>\n<li>Yellow or orange rather than blue flames (except fuel effect fires or flueless appliances which display this colour flame)<\/li>\n<li>Soot or yellow\/brown staining around or on appliances<\/li>\n<li>Pilot lights that frequently blow out<\/li>\n<li>Increased condensation inside windows<\/li>\n<\/ul>\n<h2>What are the symptoms of carbon monoxide poisoning?<\/h2>\n<p>Early <a href=\"https:\/\/www.nhs.uk\/conditions\/carbon-monoxide-poisoning\/\">symptoms of carbon monoxide (CO) poisoning<\/a>\u00a0can be similar to many common ailments such as food poisoning, viral infections, flu or simple tiredness.<\/p>\n<p>Symptoms to look out for include: headaches or dizziness, breathlessness, nausea, loss of consciousness, tiredness, pains in the chest or stomach, erratic behaviour and visual problems.<\/p>\n<p>Read more on the <a href=\"https:\/\/www.nhs.uk\/conditions\/carbon-monoxide-poisoning\/\">NHS website<\/a>.<\/p>\n<h2>Steps that landlords can take to keep their tenants safe<\/h2>\n<p><strong>Firstly<\/strong>, ensure that you have all your <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/gas-safety-for-landlords-what-you-and-your-tenants-need-to-do\/\">gas appliances regularly maintained and tested<\/a> every year.\u00a0 As CO can be produced by fossil fuels i.e. wood and coal, if you have an open fireplace you should ensure that the chimney is regularly swept by a <a href=\"https:\/\/www.hetas.co.uk\/\">HETAS registered engineer<\/a> at least once a year.<\/p>\n<p><strong>Secondly<\/strong>, for the cost of around \u00a315-\u00a320, fit a carbon monoxide alarm in your property.\u00a0 This is similar to a smoke alarm and will alert your tenants to the presence of CO.<\/p>\n<h2>Which alarm should I fit?<\/h2>\n<p>Gas Safe Register recommends the use of audible carbon monoxide alarms. It should be marked to EN 50291 and also have the British Standard Kitemark or another European approval organisation&#8217;s mark. CO alarms usually have a battery life of up to 5 years.<\/p>\n<p>The government <a href=\"https:\/\/www.gov.uk\/government\/publications\/how-to-let\">How to Let<\/a> guide states that all landlords must fit a CO alarm in <strong>every room<\/strong> with a gas appliance.
