It also brings the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/renters-rights-act-2025\/\">Renters\u2019 Rights Act<\/a> deadline of 1 May 2026 to within touching distance. Here\u2019s how to make the most of spring while getting compliant.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">The Renters\u2019 Rights Act: the 1 May deadline approaches<\/h2>\r\n\r\n\r\n\r\n<p class=\"wp-block-paragraph\">The Act\u2019s headline reforms commence on <strong>1 May 2026 in England<\/strong>. The dates that matter:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><strong>30 April 2026<\/strong> &#8211; the last day to serve a Section 21 \u201cno-fault\u201d notice.<\/li>\r\n<li><strong>1 May 2026<\/strong> &#8211; Section 21 is abolished and tenancies become periodic (rolling) by default; possession is obtained through the expanded Section 8 grounds. Rent increases are capped to once every 12 months through the statutory Section 13 process.<\/li>\r\n<li><strong>31 May 2026<\/strong> &#8211; deadline to give existing tenants the required written statement of terms (penalties apply for non-compliance).<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p class=\"wp-block-paragraph\">The 31 May statement must also include the government\u2019s explanation sheet for tenants. <strong>A note on territory:<\/strong> these changes apply to <strong>England<\/strong>. <strong>Wales<\/strong> has operated a similar model since the Renting Homes (Wales) Act came into force in December 2022, and <strong>Scotland<\/strong> ended no-fault evictions back in 2017 under the Private Residential Tenancy.
