Here&#8217;s the market context and three practical priorities before the <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/renters-rights-act-2025\/\">Renters&#8217; Rights Act<\/a> deadline on 1 May.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where the market stands at the start of 2026<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">According to <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/uk-rental-market-trends-2025\/\">ONS and Zoopla data<\/a>, the picture going into 2026 is steadier and more competitive for landlords:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Average UK rent<\/strong> reached around &#163;1,366 a month (ONS, November 2025).<\/li><li><strong>Annual rent growth slowed to about 4.4%<\/strong> as the market rebalanced.<\/li><li><strong>Supply rose roughly 15% year-on-year<\/strong> while tenant demand eased &#8211; a more competitive lettings environment.<\/li><li><strong>Time to let averaged around 17 days<\/strong> nationally.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Sources: ONS Price Index of Private Rents; Zoopla Rental Market Report, December 2025.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Should you raise the rent in 2026?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The short answer is usually yes, but strategically. Across the 824 properties we advertised in 2025, efficiency beat volume &#8211; by December we were achieving faster lets with fewer viewings. The fundamentals that worked:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Pre-market preparation<\/strong> &#8211; professional photos, minor repairs and a deep clean before listing.<\/li><li><strong>Accurate pricing<\/strong> against local comparables, rather than an optimistic asking rent.<\/li><li><strong>Fast tenant processing<\/strong> &#8211; our average referencing time was around five days.<\/li><li><strong>Proactive renewals<\/strong> &#8211; start the conversation about three months before a tenancy ends.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Getting ready for the Renters&#8217; Rights Act<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The biggest change to the sector in a generation received Royal Assent in October 2025, with its headline reforms commencing on <strong>1 May 2026 in England<\/strong>. The key dates:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>30 April 2026<\/strong> &#8211; the last day to serve a Section 21 &#8220;no-fault&#8221; notice.<\/li><li><strong>1 May 2026<\/strong> &#8211; Section 21 is abolished and tenancies become periodic (rolling) by default; possession is obtained through the expanded Section 8 grounds.<\/li><li><strong>31 May 2026<\/strong> &#8211; deadline to give existing tenants the required written statement of terms (penalties apply for non-compliance).<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Practically, that means reviewing your tenancy agreements, getting familiar with the Section 8 possession grounds (your route once Section 21 goes), and checking compliance &#8211; including Awaab&#8217;s Law on damp and mould and <a href=\"https:\/\/www.lettingaproperty.com\/landlord\/blog\/epc-certificates\/\">EPC<\/a> standards. <strong>A note on territory:<\/strong> these changes apply to <strong>England<\/strong>. <strong>Wales<\/strong> has operated a similar model since the Renting Homes (Wales) Act came into force in December 2022, and <strong>Scotland<\/strong> ended no-fault evictions back in 2017 under the Private Residential Tenancy.
