This update brings new responsibilities to the industry\u2014and we\u2019ve already taken action to meet them.<\/p>\n<h3><b>What\u2019s Changed to AML Checks?<\/b><\/h3>\n<p class=\"p1\">The UK government has updated its financial sanctions guidance to include letting agents as \u201crelevant firms.\u201d This means agents must screen every landlord and tenant against the <span class=\"s1\"><b>UK Consolidated List of Financial Sanctions Targets<\/b><\/span>. These rules apply to all rental properties, regardless of monthly rent.<\/p>\n<blockquote><p>\ud83d\udcc4 Official guidance:<\/p><\/blockquote>\n<blockquote><p><a href=\"https:\/\/www.gov.uk\/government\/publications\/financial-sanctions-guidance-for-letting-agents\/financial-sanctions-guidance-for-letting-agents\">Financial Sanctions Guidance for Letting Agents \u2013 GOV.UK<\/a><\/p><\/blockquote>\n<blockquote><p><a href=\"https:\/\/assets.publishing.service.gov.uk\/media\/67f7d42804146682e61bc80f\/OFSI_Property_and_Related_Services_Threat_Assessment.pdf\">OFSI Threat Assessment \u2013 Property Sector (PDF)<\/a><\/p><\/blockquote>\n<h3><b>Who Must Be Checked?<\/b><\/h3>\n<p class=\"p1\">Letting agents must now check:<\/p>\n<ul>\n<li>\n<p class=\"p1\"><span class=\"s1\"><b>Landlords<\/b><\/span> \u2013 at the point of instruction<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\"><b>Tenants<\/b><\/span> \u2013 after the offer is accepted but before signing<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\"><b>Guarantors<\/b><\/span> \u2013 if they will pay rent or be party to the agreement<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">If a match is found, the agent must report it to the <span class=\"s1\"><b>Office of Financial Sanctions Implementation (OFSI)<\/b><\/span>. In such cases, the tenancy cannot proceed until the government gives permission.<\/p>\n<h3><b>What We\u2019re Doing about AML Checks at LettingaProperty.com<\/b><\/h3>\n<p class=\"p1\">To stay compliant and reduce admin for our clients, we\u2019ve added AML screening directly into our referencing process.<\/p>\n<p class=\"p1\">We\u2019ve partnered with <span class=\"s1\"><b>RentProfile<\/b><\/span> to deliver automated AML checks using trusted global data sources:<\/p>\n<ul>\n<li>\n<p class=\"p1\"><b>Dow Jones Watchlist<\/b><b><\/b><\/p>\n<\/li>\n<li>\n<p class=\"p1\"><b>BAE Systems intelligence<\/b><b><\/b><\/p>\n<\/li>\n<li>\n<p class=\"p1\">UK and international databases for:<\/p>\n<ul>\n<li>\n<p class=\"p1\">Sanctions<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Politically Exposed Persons (PEPs)<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Relatives and Close Associates (RCAs)<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Special Interest Persons (SIPs)<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Other Official Lists (OOLs)<\/p>\n<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p class=\"p1\">Importantly, we only report confirmed UK Sanctions matches to OFSI. However, all flagged results are reviewed with a mix of automation and human oversight. Do I need to do anything as a landlord?<\/b><b><\/b><\/p>\n<p class=\"p1\">No\u2014LettingaProperty.com handles all AML checks as part of our standard referencing. You\u2019ll be alerted only if further action is required.<\/p>\n<p class=\"p5\"><b>2. Will this slow down the move-in process?<\/b><b><\/b><\/p>\n<p class=\"p1\">In most cases, no. The majority of flags are false positives. Our referencing partner reviews them efficiently so tenancies can continue without delay.<\/p>\n<p class=\"p5\"><b>3. What happens if someone fails an AML check?<\/b><b><\/b><\/p>\n<p class=\"p1\">If a person is matched on the UK Sanctions list, we must report it to OFSI and pause the tenancy process until we receive further instructions.<\/p>\n<p class=\"p5\"><b>4.
