Prepare the tenancy paperwork
Once you’ve shown the tenant around the property and both wish to proceed, we'll secure a holding deposit, take up references on 2 tenants, create a digital tenancy agreement, register a 5 week tenancy deposit and take care of the legal paperwork.
Included in your plan is a comprehensive rent protection and legal expenses policy. You are protected up to a maximum liability of £100,000 against the costs of eviction proceedings, serving notice, court fees, solicitor and bailiff fees and rent recovery fees.

You get legal protection.
In the unlikely event that you need to evict a tenant our legal team will handle the entire process for you, protect and indemnify you up to a maximum liability of £100,000 and keep you informed throughout.
An excess of £250 applies. Claims not made during the period of insurance, not notified to us in 30 days of the event and any claims occurring within the first 90 days of the agreement if the tenancy commenced before the start date of the policy are not covered.

Monthly rent collection
We collect and transfer the rent payment to you within 3 working days. Late payments are chased and you're kept in the loop.

How long does it take to receive my rent?
We generally have the rent payment transferred to our landlords within 3 - 5 working days at the very latest. Usually, our finance team have transferred the payment within 24 hours of collecting it from the tenant less our £49 including vat service fee.
Who shows the tenant around the property?
We are able to service your letting requirements at such great value because we feel landlords can carry out their own viewings to save thousands of £’s a year in letting fees. We do offer a viewing service to help those more central locations so speak to our team to get a quote.
Who deals with property maintenance?
The landlord is responsible to arrange any general repairs and maintenance on the property. For general maintenance, we suggest either RatedPeople or CheckaTrade who provide tradesman search and comparison services.
How long does it take to evict a tenant?
Government statistics indicate it can take up to 41 weeks on average in some parts of the country before a bailiff is able to evict a tenant. We know that as long as the costs of rent recovery and the eviction process up to £100,000 are covered by our insurer, they will want to expedite the process to ensure your property is back in your hands as soon as possible.
Do I receive rent if the property is vacant?
No, there are companies that will take your property and sublet it at a profit where you will have no control of who will be living in your property. We believe you can have the best of both with our support to limit if not eradicate any void periods and in the long term make more money from your investment.
