Letting a Property helps Landlords find Tenants nationwide!

If you’re an accidental Landlord, the chances are you’ll be nervous about choosing a letting agency. When there are 180 miles between you and your property, you might expect those nerves to jangle a little more loudly.

That’s the situation that Nell found herself in. Nell left her house in Torquay to return to the Midlands.  Choosing between selling the vacant property in a depressed market and using the house to generate a rental income, Nell took the plunge to become an accidental Landlord.

For a while, a local agency found tenants for the four-bedroomed detached home.  Not that the agency went much beyond that: as Nell commented, “they were OK – it was a fully managed property, but if things went wrong with the house, the Tenants would still come to me first, despite being so far away.”

Frustratingly for Nell, the situation changed when the end of a tenancy left her with an empty second property during Winter – doubly frustrating as this is the quietest period of the year for rentals.  The local agency failed to find Tenants and the house remained unoccupied for three months, costing her money in mortgage payments.

Nell sought advice from a friend, an experienced Landlord with a portfolio of 20 properties on the South coast – the friend recommended

Nell was quickly impressed.  She explained, “It was so easy with them. I basically registered the property through  and paid for their Bronze 'Find a Tenant' service. It was on the market the very next day.

“People could view the house on the website and a day later a prospective Tenant had called for a viewing. Within two days, the same person had come back to me to rent it out.”

So much for relying on a local presence. Even when it came to dealing with administration for the Torquay property, it paid to go online.  Nell continued, “My previous local agency had offered to prepare the agreement for the new tenants.  However, when I spoke with they insisted they could do this at a cheaper rate – which they did!”  By using to arrange the 18 month tenancy contract, she saved more money to maximise her rental income.

Since switching to  Nell feels she has greater peace of mind than when her local agency handled her property.  As she explained herself, “At first, I was a little hesitant to use an online letting agent service to let a property miles away – now I realise, as decisions go, this one was a no-brainer!”
