THE most important thing is to set realistic expectation for both parties. The document that best achieves this is the Inventory.  Many landlords think that putting terms in an AST is the best way to manage this but the fact is that many terms are not enforceable/unfair terms in the eyes of the OFT and therefore the landlord has wasted the opportunity to protect himself fully.

A really strong Inventory is to a landlord what the shell is to a Tortoise.

All areas approaching the entrance of the house should be clutter free and clean. Keep the driveway clean and free of weeds and hedges nicely trimmed.</description>

Her cousin agreed that she would move in on the 21st March 2012 and she was to sign the lease on Sunday 26th February 2012 but the lease was &#039;held up&#039; On Monday 27th the very next day, her cousin rang her and said sorry, the flat has been sold, now on the morning of the 27th the prospective landlady had opened the flat for my husband so he could put my daughters 3 piece suite and sideboard in there. The agreement between them was that my daughter would pay 1st months rent and 1 months rent as deposit on 1st March 2012.
Does my daughter have any legal rights as I consider they quite clearly had a verbal agreement</description>
