Your property will go live on-site within 12 hours of us receiving the details and will remain there for 90 days or until the property has been let out.
We pride ourselves on the fact that 90% of all our properties are let within the first 3 weeks of advertising, proving that our marketing programme really does work and works well.
Tenants – We will inform you of all interest in your rental property secure your chosen tenant and carry out comprehensive tenant referencing which will include:
- A full, 6 year credit check
- Verification of employment and income
- Obtaining an employer’s reference
- Obtaining a previous landlord’s reference
- The £75 charge for the referencing service is payable by the tenant
The Tenancy Agreement – We will draft a legally binding Tenancy Agreement for your property, compliant with the Deposit Protection Service (DPS) and the Localism Act. Our Tenancy Agreement drafting service includes Assured Shorthold Tenancy Agreements (ASTs), General Tenancy Agreements, Guarantor Agreements and Company Let Agreements. We are also more than happy to offer advice on the best agreement type to suit your property if required.
First Month’s Rent – Once the agreement has been drawn up and signed we will collect the first month’s rent from the tenant and deposit it into our client account until we receive confirmation that the tenant is in receipt of the keys. We will then transfer the rental payment directly to you, the landlord.
The Deposit – When we secure the first month’s rent we will also take the deposit, securing it in our deposit holding scheme until the end of the tenancy and will issue the tenant with a certificate of proof of payment.
