Agent fined for letting property without HMO licence

A Nottingham letting agent has claimed that a clerical error was behind a failure to obtain a licence for a student property.

Thomas James Lettings was handed a £6,400 fine and told to pay £3,932 in costs after it did not apply for a housing of multiple occupancy (HMO) licence for a home in Lenton, reports the Nottingham Post.

Company director Thomas James stated that the failure to apply for the licence, which costs £640 for five years, does not reflect the way the letting agent conducts its business.

“We manage in excess 600 properties and have very good relationships with our landlords and tenants,” he said.

“The property in question was of a good standard and meets all HMO requirements.”

Mr James added that he wanted to apologise on behalf of the letting agent for the error.

Thomas James Lettings, which was founded back in September 2003, offers homes across the whole of Nottinghamshire and the agent is also a member of the Home Sale Network.
