Fantastic Service

Our platinum rent collection service is a fantastic alternative to paying expensive property management fees and still retain the benefit of having an experienced team of letting consultants to offer advice and assistance during the term of your new tenancy.

We will take the stress and hassle out of finding a tenant, carry out complete referencing, drawing up the legally binding tenancy agreement, securing the deposit as well as setting up a standing order for your monthly rent payments - all for a low cost monthly fee of £35 inc vat which is deducted from the rent.

The biggest advantage of our platinum service is the FREE rent guarantee* (up to 12 months) and up to £25,000 of legal expenses which is included.  This gives you complete peace of mind and financial stability should the tenant fail to pay the rent for any reason.

Tenant Advertising

We will market your property across our entire network of parter websites including rightmove, primelocation, findaproperty, zoopla, globrix and gumtree which is refreshed daily. On average, we let around 90% of our properties within the first 3 weeks of being advertised.


Tenant Referencing

Once you have decided which tenant you would like to proceed with, we will contact them to start the referencing process.  

We will gather information on the tenant such as employment details, previous / current landlord details and carry out a 6 year credit check to ensure that they do not have any unsatisfied County Court Judgements (CCJ's)

Tenancy Agreement Drafting

On successful references being returned, we will begin to draft the legally binding tenancy agreement which has been written by our own property lawyers and is used by hundreds of leading letting agents in the UK. 

You will receive a copy of the tenancy agreement to approve before the tenant moves into the property. 

You may also wish to supply us with any additional clauses such as smoking, pets being allowed / not allowed etc. 

Tenancy Deposit Secured

Whilst the agreement is being drawn up, we will request the deposit to be sent to us by BACS from the tenant. 

We will then lodge the deposit with our chosen deposit scheme and send both the landlord and the tenant a certificate to confirm that the deposit has been handled in line with current deposit scheme rules. 

Failure to follow this procedure can result in a fine of up to 3 times the deposit amount and so it is very important to get this right.

Standing Order for Rent Collection

We will request the first month's rent to be paid by either cheque, bank transfer or credit card. 

We will then forward a copy of our standing order mandate to the tenant and request that it be forwarded onto their bank as soon as possible to avoid any late rent payments. 

Monthly Rent Collection and Statements

We send the landlord a monthly statement of account showing the rent monies being paid in less our standard charge of £35 inc vat.  These statements can be used for your own accounting purposes and for filing your year end tax return.  Our charge can be deducted from the rental income when working out your annual profit.

What happens if the rent is not paid?

We monitor our banking on a daily basis and are alerted in advance of rent monies that are expected on certain days.  If the rent is not in the account on the day, we will firstly contact the tenant by phone and request payment by credit or debit card.  We will also try to understand why the rent was late and resolve the issues if required.  If the tenant is late with rent, after being in full arrears for 2 months (i.e. 32 days) we can then contact our insurers to start the process of eviction which includes up to £10,000 rent payable as well as up to £25,000 legal expenses.  Full "Key Facts" about the rent guarantee policy can be downloaded here

Can I upgrade my account to rent collection once I have found a tenant.

Yes you can.  You would pay a nominal top up fee and the £35 per month which will be deducted from the rent.  Please contact us to discuss.

Can I increase my rent to include the £35 fee?

This is what a number of our landlords have done and as long as the market will be able to accept the rent at the rate set then there is no reason as to why not.

What do I need to do in the meantime?

We will send you a free inventory template and we advise that you complete this as soon as possible.  Without a signed inventory at the start of the agreement, any claims to deduct money from the tenant's deposit would be unsuccessful as proof of condition is normally required.  The inventory would be signed when you check the tenant in on the first day of the agreement.

Can you do an inventory and check in?

Yes we can.  We employ the services of a number of professional inventory clerks across the UK.  Please contact us should you require a quote for this service.

Can you manage the property for me?

Our rent collection service is very comprehensive.  The only aspect it does not cover is property management which usually includes visits / calls to the tenant regarding broken / faulty items in the property such as boiler breakdown, water leaks etc.  We recommend that you contact either Homeserve or British gas and take out a Home Care cover.  This type of cover would look after most of the property management issues you may be faced with during the tenancy.
