Whether using an inventory template or employ the services of a professional inventory clerk, every landlord letting a property in England, Wales or Scotland has a signed property inventory and Schedule of Condition report. 

There are 2 major reasons as to why a landlord should have an inventory carried out prior to the tenancy:

  1. If there ever came a dispute between the landlord and the tenant regarding damages at the end of the agreement, without a signed inventory, the deposit arbitrator would side with the tenant and not the landlord – regardless.
  2. If there was an accident i.e. a fire or electrical shock in the property, the landlord could prove from the inventory that it was not the landlord’s faulty appliance that caused the damage and therefore not liable for negligence.
