- We register and pre-qualify the tenants details and requirements to help prevent time wasters
- We contact you by either phone, email and text message to the arrange the viewing.
- You show off the property. If you require accompanied viewings, please contact us
- Given the go ahead, we will then credit check and carry out full tenant references - all part of the service!
- If you would like for us to collect the rent or manage the property, we can do that too - please contact us
As well as being advertised on lettingaproperty.com, your property will also be advertised on our carefully selected network of partner websites such as:
Rightmove, Prime Location, FindaProperty, Zoopla, GumTree (refreshed once per day), Globrix, PropertyFinder, UpMyStreet, MousePrice, Houseladder and more.
These are the top UK websites achieving over 80 million visitors per month. Some of our competitors may try to convince you into thinking you need to be advertised on every obscure website in the UK - this is simply not the case.
Our advertising packages start from £79 (Bronze) to £199 (Gold). All our prices include VAT. This includes the upload of photos, property descriptions, EPC graphs, Google location maps and unique property selling points.
There are no additional fees to pay.
We do not publish private contact details in any of our adverts on any of our partner websites. The tenants will contact us directly and we will then contact you to arrange a viewing.
You can make changes to your advert including price, description and photos.
Log into your account and click "My Properties". A list of your properties will appear on the page and next to each property ID is a weblink entitiled "Edit".
Note: Please email us at [email protected] should you make any changes to the advert so that we can ensure those changes are made on our partner sites. Any changes made will take up to 48 hours to filter through to our partner sites.
It takes 24 hours before a property is advertised on our partner sites.
On occassion, it can take a little longer depending on whether the property was added on the weekend or in the evening.
Before contacting us, please do a full postcode search on a partner site. If you find the property on one site, for example Rightmove, then there is a 99.9% probability that the other sites have the details too.

We work with a number of portfolio landlords and are able to offer very competitive prices and tailored marketing solutions. Please contact our landlord team on 0333 577 8888 with your specific requirements.

At least 90% of our properties are let within the first 3 weeks. Depending on the package you go for, your property will be advertised for:
- Bronze Pack - 30 days
- Silver Pack - 60 days
- Gold - 90 Days
- Platinum - Until Let
- In the event that the property receives more that 20 viewing requests, we reserve the right to suspend the advertising until confirmation has been given that the property is still available.
It only takes up to 24 hours for all of our partner portals to refresh their databases to include your property.
You will also benefit from the use of our online property management software where you can manage your tenants contact details, set reminder dates such as insurance renewal dates, compare gas and electric prices, get a quote for landlord insurance, credit reference your tenants, order an EPC, order a gas safety certificate, create tenancy agreements and inventories and order To Let boards.
All enquiries made by either telephone call or email will be routed through to our main head office. Our friendly property advisors will then pre-qualify the details of the prospective tenant and contact you to arrange a viewing of the property by either telephone, text or email. Viewings may be arranged between the landlord and tenant. For landlords unable to conduct the viewing themselves, we offer a tenant viewing service at an additional cost. Please contact us for a quote.
From your private landlord account, you are able to instruct us to carry out a full credit reference on the prospective tenant at NO extra cost to you.
We will contact the tenant on your behalf and carry out a 6 year credit check, an employer check and a previous landlord check. During this process, you would be advised to change the status of your advertising to hide your property. The property details will be stored in your account so it will be easy to re-advertise when the property becomes available again.
From your private landlord account, you are able to either hide or delete your advert. If you choose to hide your advert, the details of the property will be stored in your landlord account so that when it becomes available again, it is easy to re-publish.
If you delete the details, the property data will be removed from your account permanently.
As long as you have not deleted the details of the property within your landlord account, you will be able to publish the property brochure at any point in the future.
In your landlord account, you will see a link next to each of your properties entitiled "Readvertise". When you click this link, you will be taken to a page where you would select the marketing pack and then make payment.
The property would then be published online and with our partner websites within 24 hours.

As a Private landlord, if the tenancy agreement is an assured shorthold tenancy agreement, then you would be governed by the Tenancy Deposit Scheme.
This means that you will be required to lodge the deposit with one of three schemes, the TDS, DPS or MyDeposits.
lettingaproperty.com does not hold tenant deposits however, as an additional service, we are able to handle lodging the deposit on your behalf. Please contact us for a quote.
Most Letting Agents and landlords would set up a standing order with the tenant to be paid on a certain day. We would recommend that you do the same. A standing order form is available to download for free.
Unless you have selected our Platinum pack, it is for the landlord to arrange with the tenant. We would recommend that you request the funds to be cleared in your account before you hand over the keys.
Most tenancy agreements will allow the landlord to start remarketing the property two months prior to the end of the term. We would advise that you speak to your tenant

landlords will receive a selection of auto reply emails. These confirmation emails are to be treated as invoices.
It is up to the landlord to ensure that all utility services are placed in the name of the current tenant.
Tenant Questions
We advertise over 100,000 properties to rent. Please use the quick property finder to search through our listings. You can search by area, town or postcode.
If the property is advertised by a Letting Agent, you can contact them the following ways:
1. Please click the button that says "request details" which will take you to an enquiry form to complete.
2. Call the Agents telephone number to be transferred directly to the Agent.
If the property is advertised by a Private Landlord, you will need to register your details and then send a viewing request through to lettingaproperty.com or call us on 0844 567 0578 and quote the ref number of the property which starts with LAP. We will then contact the Landlord with your details and then arrange a time to view the property.
lettingaproperty.com does not charge prospective tenants to use our property search engine.
If the private landlord instructs us to carry out the references then we make an administration charge of £75 + vat payable per tenant by the tenant. This is non-refundable.
lettingaproperty.com does not hold any tenants deposits. Tenants are advised to seek clarification from with the Landlord or the Letting Agent.
